That means a pipeline of new builds, renovations and upgrades running in parallel, in geographies ranging from dense city infill to remote hill sites. It's a genuinely hard procurement problem, and there's real ownership on offer for someone who wants to solve it. Decisions here show up on the ground in weeks, not quarters.
Role overview
The Procurement asst. manager (capex) shall be responsible for end-to-end procurement of all capital requirements across new property launches, renovations, upgrades and asset replacements. This role sits at the intersection of projects, design, finance and operations, and is measured on landing the right specification, at the right cost, at site, on the date the project needs it. It requires driving cost efficiency, standardisation of FF&E and fit-out categories, vendor development across new geographies, and the ability to scale a repeatable procurement engine as the pipeline grows across India.
Responsibilities
- Support the team in execution of the overall capex procurement strategy and operational goals
- Own day-to-day capex procurement across new launches, renovations, refurbishments and asset replacements
- Consolidate BOQs and material requirements from projects, design and operations into site-wise procurement plans
- Build and maintain a procurement calendar mapped to project milestones covering handover, civil, MEP, interiors, FF&E and pre-opening
- Identify, evaluate and onboard vendors, fabricators, OEMs and contractors as per procurement policies
- Support negotiations on pricing, payment terms, freight, warranties and AMCs, and convert repeat categories into annual rate contracts
- Drive standardisation of FF&E specifications and kits across properties to reduce cost per bed and simplify future replenishment
- Process purchase orders, track order status and hold vendors to committed delivery dates
- Plan logistics and dispatch to site, including remote and hill locations with access, lead time and seasonality constraints
- Manage site receipt and inspection against approved specification, including transit damages, short supply, replacements and rejections
- Coordinate installation, snagging and closure with site teams and vendors through to defect liability
- Track project budget versus actual spend site-wise and flag variances early
- Ensure timely GRN, invoice reconciliation, advance and retention tracking, and procurement closure with finance and stores
- Maintain warranty, AMC and asset documentation, and support asset tagging and fixed asset register handover to finance
- Manage redeployment and reuse of existing assets across properties wherever viable
- Support implementation and adherence to procurement SOPs, approval workflows and internal controls
- Monitor vendor performance on quality, pricing, timelines and post-delivery support
- Support urgent and priority procurement to protect launch dates
- Assist in cost optimisation, value engineering and process improvement initiatives alongside design and projects
- Ensure proper documentation and audit readiness for all procurement transactions
Qualifications
- Bachelor's/Master's degree in business, supply chain, operations, engineering or a related field (MBA preferred)
- Min. 5 years of experience in procurement, with meaningful exposure to capex or project procurement (hospitality, hotels, QSR, retail rollouts, real estate or interior fit-out)
- Ability to read BOQs, drawings and technical specifications, with working familiarity across interiors, MEP, kitchen equipment and FF&E categories
- Experience managing multi-location or multi-site project procurement shall be a strong plus
- Strong negotiation and vendor development skills, including developing new vendors in new geographies
- Strong analytical and problem-solving skills across cost comparatives, landed cost and budget tracking, with attention to detail
- Excellent communication, organisation, and collaborative abilities
- Willingness to travel to project sites as required
