About Us
We’re a Seattle-based team specializing in residential permit sets and city/county submittals (ADUs/DADUs, remodels, additions, and conversions). We move fast, sweat the details, and pride ourselves on getting approvals with minimal back-and-forth. We utilize as many AI tools as we find helpful, and we're always open to new ideas. Our small team of 10 meets every morning and enjoys getting to know each other while discussing project updates, expectations, and upcoming events.
The Role
We’re hiring a Technical Architect to lead the production of highly accurate permit drawings and coordinate submittals with jurisdictions across Washington State. You’ll own drawing quality, code notes, and coordination with reviewers, bringing clarity and momentum to each project.
What You'll Do
- Lead production of complete residential permit sets in Revit (existing conditions, demo, plans, elevations, sections, details, schedules).
- Create clean site plans, floor plans, elevations, schedules, height diagrams, basic grading callouts, and sheet sets aligned to city/county standards.
- Coordinate with Structural and Civil engineer drawing sets as well as implement the survey or geotechnical information into the plan set.
- Prepare code summaries and notes (IRC/IBC as applicable; WSEC-R energy forms) and jurisdiction-specific checklist items.
- Mark up drawings and run QA/coordination in Bluebeam Revu.
- Manage corrections: respond to plan-review comments, revise sheets, and re-submit via portals (SDCI Seattle Services Portal, MyBuildingPermit, ProjectDox, King County, Snohomish, etc.).
- Coordinate with consultants (structural, survey, arborist) and integrate their markups/details.
- Maintain Revit templates, families, and drawing standards.
- Communicate clearly with PMs and clients regarding scope, timelines, and needed decisions.
Must Have
- 6+ years professional Revit experience producing residential or light commercial construction/permit documents.
- Desire to learn is an absolute must.
- New things that are not typical of an architecture firm. We get projects done fast and need someone who is efficient with time but enjoys knocking out many projects in a given week.
- Pleasant attitude with a willingness to work autonomously to solve problems on your own. You will have the authority to come up with your own conclusions and make decisions independently using research and creativity to get the job completed correctly.
- Strong command of residential assemblies and details (framing, decks/ledger, guard/handrail, egress, smoke/CO layout, insulation & glazing, stair geometry).
- Clear written communication and meticulous sheet organization.
Nice To Have
- Experience in Bluebeam Revu (markups, sets, compare).
- Experience using ChatGPT or similar
- Experience taking a set from intake → submittal → corrections → approval.
- Familiarity with Seattle/King/Snohomish review processes and checklists.
- Experience with energy code worksheets (e.g., 2021 WSEC-R).
- Comfort with laser/LiDAR as-builts, point clouds, or field verification workflows.
- Coordination in Monday.com or similar Project Management tools.
Employment Details
- Full-time (40 hrs/wk) with core collaboration hours overlapping PST.
- Benefits: paid holidays + 2 weeks of vacation annually + one week off in December.
- Location: remote (must maintain reliable overlap with Pacific Coast and U.S. jurisdictions we serve).
- Work Hours: 3pm to 12pm
- Compensation: Competitive salary [$1000 - $1200] Depending on experience
