Role Overview
We are seeking a Property Accountant to take end-to-end ownership of general ledger accounting for an assigned portfolio of U.S. real estate assets. This is a hands-on, GL-heavy role centred on the month-end close: posting journal entries, building and maintaining accrual and prepaid schedules, reconciling every balance sheet account, and delivering a clean, fully supported trial balance and reporting package each period. Yardi experience is mandatory.
Roles & Responsibilities
General Ledger & Month-End Close
- Own the full month-end close for an assigned portfolio, from cut-off to final trial balance sign-off.
- Prepare and post all recurring and non-recurring journal entries — accruals, reversals, reclassifications, and allocations — with supporting documentation.
- Maintain a tie-out-ready balance sheet where every account is backed by a reconciliation or roll-forward.
- Handle intercompany accounting, due to/due from tracking, and management fee allocations across entities.
- Clear suspense and unallocated accounts each period; ensure coding accuracy on transactions from AP and property operations.
Accruals
- Build and maintain the monthly accrual schedule: utilities, R&M, management fees, professional fees, real estate taxes, insurance, and other operating costs.
- Post accruals based on invoice history, contracts, and property management input, and reverse in the following period.
- Track accrual accuracy against actual invoices received and refine estimation methodology to reduce true-up variances.
- Maintain accrued interest, accrued capex, and retainage schedules.
What We Are Looking For
- Yardi hands-on experience is mandatory — minimum 1+ year in Yardi across GL, AP, and reporting modules.
- 3–5 years of accounting experience, with meaningful hands-on property or real estate accounting exposure.
- Demonstrated ownership of a full-cycle month-end close, not isolated task-level support.
- Strong practical command of accrual accounting — able to explain and defend how a schedule was built.
- Solid working knowledge of US GAAP and financial reporting standards.
- Advanced Excel: pivots, lookups, and the ability to build clean, formula-driven schedules from scratch.
- Excellent written and verbal English; confident corresponding directly with U.S.-based controllers and auditors.
- CA / CPA preferred; CA Inter, CMA, or M.Com / MBA (Finance) with strong hands-on GL experience also considered.
- Detail-oriented, proactive, and able to manage competing close deadlines independently.
- Willing to work U.S. EST / PST shift hours.
Nice to have: exposure to MRI, RealPage, or Entrata; multi-entity or fund structures; commercial lease abstracts and recovery structures.
