Work Arrangement: Head Office / Hybrid, with extensive fieldwork in assigned markets
Job Type: Full-Time
Hiring months are measured from the date of recruitment commencement.
Role Purpose
The Manager – Real Estate will be responsible for day-to-day property sourcing, initial screening, site inspections, market assessment, and documentation.
The role will provide the Senior Manager – Real Estate with well-evaluated property options supported by photographs, measurements, market information, commercial comparisons, and complete review files.
Key Responsibilities
1. Property Sourcing
- Identify suitable properties through:
- Real estate consultants
- Local property dealers
- Direct developer/landlord contacts
- Field surveys
- Local market networking
- Build and maintain a pipeline of potential properties in assigned cities and micro-markets.
2. First-Level Property Screening
- Assess properties against the agreed property brief.
- Evaluate:
- Catchment potential
- Available footfall information
- Competition
- Accessibility
- Public transport connectivity
- Visibility
- Parking availability
- Ambulance access
- Shortlist properties that meet the basic business and location requirements.
3. Site Inspections
- Conduct physical site visits and inspections.
- Prepare standard site inspection reports with:
- Photographs
- Measurements
- Floor-wise observations
- Current property condition
- Key findings
- Information gaps
- Recommended next steps
- Highlight major concerns or unsuitable conditions immediately.
4. Technical Information Collection
- Record key property details, including:
- Carpet area
- Floor configuration
- Ceiling height
- Power availability
- Water availability
- Drainage/discharge arrangements
- Fire exits and access
- Coordinate with relevant technical teams for structural loading and other matters requiring technical validation.
5. Property Document Collection
- Collect relevant property documents, including:
- Ownership records
- Approved plans
- Occupancy-related documents
- Property tax records
- Other documents required for due diligence
- Prepare and maintain a clear list of pending documents.
- Follow up with property owners/landlords for missing documents.
- Ensure complete documentation is shared with Legal for review.
6. Market & Commercial Support
- Collect comparable rental and commercial information from the local market.
- Support the Senior Manager – Real Estate with market benchmarks for negotiations.
- Record the source of market information.
- Highlight unusual commercial terms, inconsistencies, or potential concerns.
7. Transaction Coordination
- Support the Senior Manager – Real Estate during:
- Property visits
- Clarification discussions
- Landlord follow-ups
- Commercial coordination
- Coordinate with Projects regarding:
- Possession condition
- Handover requirements
- Fit-out access
- Site readiness
- Ensure relevant information is communicated to the concerned teams.
8. Pipeline & MIS Management
- Keep the property/location pipeline updated regularly.
- Maintain complete property files and supporting documents.
- Provide timely and accurate updates to MIS.
- Track the status of shortlisted, under-review, rejected, and progressing properties.
- Escalate unsuitable properties or unresolved issues without delay.
Candidate Profile
Qualifications & Relevant Experience
- Graduate in any discipline.
- Qualification in Real Estate, Architecture, Civil Engineering, Business Management, or a related field will be an advantage.
- 6–9 years of experience in:
- Property acquisition
- Retail leasing
- Real estate consultancy
- Site acquisition
- Business development for multi-location businesses
- Experience handling properties across multiple cities or markets will be preferred.
- Working knowledge of property documentation and municipal approval processes.
- Strong experience in field inspections, property evaluation, and reporting.

- Turnaround time and completeness of site evaluation reports.
- Completeness and accuracy of documents submitted to Legal and Projects.
- Accuracy and regular updating of the property/location pipeline.
- Timely follow-up with property owners, consultants, and internal stakeholders.
- Quality of market and commercial information provided for decision-making.

- Understand assigned markets and property requirements.

- Establish relationships with property consultants, dealers, developers, and landlords.
- Understand and implement the standard site inspection and document checklist.
- By 60 Days
- Start providing qualified property options.
- Submit complete site inspection reports.
- Maintain commercial comparisons and market benchmarks.
- Build a reliable property pipeline for assigned locations.
- By 90 Days
- Maintain complete and reliable transaction-support files.
- Ensure timely possession and landlord follow-up.
- Maintain an updated and actionable property pipeline.
- Consistently provide quality property options aligned with business requirements.

Role Boundaries
The role is responsible for property sourcing, initial screening, site evaluation, documentation, market research, and transaction coordination.
The role does not provide legal, structural, technical, or statutory certification.
All commercial commitments and transaction decisions will be routed through the Senior Manager – Real Estate and the company's authorized approval process.
Salary: To be determined by HR based on the candidate's relevant experience, expertise, market suitability, and overall fit, in line with company policy.
