1. Role Purpose:-
To generate and convert leasing leads for the company’s commercial and residential properties by managing digital marketing, lead generation, customer engagement, follow-ups, site visits, negotiations, and deal closures.
The role will be responsible for managing the complete leasing sales funnel, from generating enquiries to successfully closing transactions and ensuring proper handover for documentation.
2. Key Responsibilities:-
A. Lead Generation & Business Development
- Generate qualified leasing leads through digital platforms, property portals, social media, email campaigns, channel partners, references, and other sources.
- Identify potential tenants and businesses based on the property type, location, size, and target segment.
- Develop and maintain a database of prospective tenants and businesses.
- Conduct regular outbound calling and follow-ups with prospects.
- Build relationships with corporate clients, retailers, entrepreneurs, consultants, and channel partners.
- Explore new avenues and markets for generating leasing enquiries.
B. Digital Marketing
- Plan and execute digital marketing campaigns for available properties.
- Manage property listings on relevant portals and digital platforms.
- Coordinate with agencies/vendors for paid campaigns, social media promotions, and online lead generation.
- Track campaign performance, lead quality, cost per lead, and conversions.
- Suggest improvements to digital campaigns based on lead performance and market response.
C. Marketing Collaterals & Communication
- Create and coordinate property-specific mailers, brochures, presentations, WhatsApp creatives, and other marketing collaterals.
- Prepare regular email campaigns for prospective tenants and existing databases.
- Ensure that property information, photographs, pricing, availability, and key selling points are accurately communicated.
- Coordinate with the design/marketing team or external agencies for creative requirements.
D. Lead Management & Follow-up
- Respond promptly to enquiries and qualify leads based on requirement, budget, location, area, and timeline.
- Maintain accurate lead details and follow-up records in CRM/MIS.
- Ensure systematic follow-up of hot, warm, and cold leads.
- Schedule and conduct property/site visits.
- Maintain regular communication with prospects until closure.
- Ensure that no qualified lead remains unattended or without a defined next action.
E. Leasing & Sales Conversion
- Understand the prospect’s requirement and recommend suitable properties.
- Present property features, commercial terms, rental expectations, and other relevant information.
- Negotiate with prospective tenants within approved commercial parameters.
- Coordinate with internal teams for approvals, commercial proposals, documentation, and other requirements.
- Drive negotiations towards closure and achieve monthly/quarterly leasing targets.
- Coordinate with legal, finance, CRM, and other relevant teams for successful completion of transactions.
F. Market Intelligence
- Conduct regular market visits and gather information on:
- Rental rates
- Occupancy levels
- Competing properties
- New developments
- Tenant demand
- Market trends
- Share market intelligence and competitor insights with the management team.
- Identify emerging tenant categories and potential businesses for vacant spaces.
G. Reporting & MIS
- Maintain daily/weekly/monthly lead and leasing MIS.
- Track key metrics such as:
- Leads generated
- Qualified leads
- Calls made
- Site visits
- Proposals issued
