Position Overview
- Project: BKC Commercial Project (High-Rise Office Building)
- Location: Bandra Kurla Complex (BKC), Mumbai
- Reports To: Japanese Managing Director
- Role Nature: On-Site Project Leadership
Core Responsibilities
- Fit-out Execution & Quality, Lead on-site inspection of all interior works (partitions, finishes, ceilings, joinery).
- Conduct regular quality audits, identify defects, and ensure timely rectification. Approve all tenant samples, mock-ups, and material benchmarks. Progress & Scheduling
- Tenant Coordination & Compliance, Act as the primary interface between the client/base-build team and tenant fit-out teams.
- Ensure strict compliance with the Client Fit-out Manual (design, safety, technical rules) and guide tenants through all submission, approval, and site access protocols.
- Technical Validation & MEP Interface, Verify coordination between tenant layouts and the base building's MEP services.
- Prevent unauthorized modifications to structural, fire, or core MEP elements. Check clearances and service integration.
- Track tenant fit-outs against the approved master schedule. Proactively flag risks, delays, or deviations. Plan work-front allocation and conduct daily coordination briefings.
- Any other tasks instructed by manager.
