About NCCCL
NCCCL is one of India's longest-standing EPC contractors, delivering buildings and factories for 78 years. Our portfolio spans high-rise residential, commercial, IT parks, pharmaceutical plants, manufacturing facilities, data centres, and hospitals. Clients include Prestige Group, Phoenix Group, L&T Realty, Bagmane, Micro Labs, Hindustan Unilever, and Asian Paints. We operate 30+ active sites across Mumbai, Bangalore, Hyderabad, and Gujarat, backed by institutional investor Nisus Finance. We are growing aggressively and the Head — Plant, Machinery and Assets will be central to ensuring the equipment backbone keeps pace with that trajectory.
The Role
Reporting to the Chief Operating Officer, you will own the full lifecycle of NCCCL's plant, machinery, and construction asset base — from procurement through deployment, maintenance, redeployment, and disposal. You will drive equipment availability, utilisation, and cost-per-unit discipline across 30+ active sites, ensuring that formwork, tower cranes, hoists, batching plants, heavy earthmoving, and specialist equipment are deployed to the right project at the right time and returned in the condition required for the next cycle. You will be the primary owner of the P&M capex plan, hire-versus-buy analysis, and the operational readiness of every asset in the fleet.
What You Will Own
- Central P&M planning across the active portfolio — matching equipment demand from project schedules to fleet availability and hire-market sourcing where owned capacity falls short.
- Capex planning and hire-versus-buy analysis for every major equipment category — tower cranes, passenger and material hoists, formwork systems, concrete batching plants, transit mixers, boom placers, excavators, and specialist equipment.
- Formwork engineering and system selection — modular, aluminium, tunnel, and jump-form — matched to project typology and cycle time targets; managing the formwork inventory across projects to maximise reuse.
- Preventive and breakdown maintenance planning; workshop operations; spare parts inventory; annual maintenance contracts with OEMs and service partners.
- Equipment mobilisation and demobilisation logistics — inter-site transfers, statutory clearances, insurance, and site readiness coordination with Project Managers.
- Operator management — deployment, training, licensing (crane, hoist, forklift), and productivity tracking; coordinating with HR on skilled operator hiring pipelines.
- Fleet utilisation MIS — equipment hours, downtime, cost-per-cubic-metre concrete, cost-per-tonne steel handled, hire cost vs owned cost — reported into PMO and reviewed with COO monthly.
- Compliance ownership across P&M — statutory inspections, insurance, PUC, load test certificates, third-party audits, and site EHS compliance for all equipment.
- End-of-life asset decisions — disposal, resale, or scrap — with disciplined book-value reconciliation with the CFO's team.
- Building a capable central P&M team with zonal deployment — mechanical engineers, workshop supervisors, and site P&M coordinators.
Who We Are Looking For
Non-negotiable
- 18+ years in construction P&M or heavy equipment management, with 6+ years leading the P&M function at a main contractor — not an equipment rental company or OEM.
- Exclusively buildings and factories experience — high-rise, commercial, pharma plants, industrial, or data centres. Infrastructure/roads P&M backgrounds (bridges, tunnels, highways) will not be considered given the different equipment profile.
- Deep command of building construction equipment — tower cranes (including luffing and hammerhead), passenger and material hoists, formwork systems (modular, aluminium, jump-form), concrete batching plants, and boom placers — with hands-on experience in selection, deployment, and maintenance planning.
- Proven track record of managing a multi-site P&M fleet across at least 15 concurrent projects — with demonstrable utilisation improvement or cost-per-unit reduction outcomes from prior roles.
- Strong commercial acumen — hire-vs-buy analysis, capex justification, life-cycle costing, and vendor negotiation with OEMs (Doka, PERI, Potain, Schwing Stetter, ACE, or equivalent).
- Minimum 5 continuous years at a single organisation in a senior P&M role. Fragmented tenures will not be progressed.
- B.E./B.Tech Mechanical Engineering. M.Tech or MBA is a plus but not essential.
Strong advantage
- Prior employer is L&T Construction (B&F IC), PSP Projects, Ahluwalia Contracts, Tata Projects, Shapoorji Pallonji, Capacite Infraprojects, or equivalent tier-1 building contractor.
- Established relationships with formwork OEMs (Doka, PERI, MFE, MIVAN), crane manufacturers (Potain, Liebherr, ACE), and batching plant suppliers (Schwing Stetter, Ajax Fiori).
- Experience deploying digital P&M management tools — telematics, GPS tracking, equipment IoT, or specialist P&M modules within SAP or construction ERP.
- Prior exposure to jump-form or aluminium formwork systems on high-rise residential projects.
- Track record of building central P&M planning from a fragmented site-level model — where equipment decisions were previously made project-by-project and needed institutionalising.
