The Senior MEP Project Manager drives the macro-level strategic delivery and micro-level site execution of all mechanical, electrical, plumbing, firefighting, and low-voltage services across large-scale multi-tower developments. Operating with high autonomy, this role is primarily responsible for standardizing the sequence of services, enforcing seamless Civil-MEP structural coordination, and proactively mapping out resource requirements well ahead of critical site milestones.
The core technical competency for this position is the comprehensive Testing & Commissioning of Main Electrical Panels, ELV Panels, Diesel Generators (DG), and Transformers, ensuring absolute alignment with international engineering codes and IEE (Institution of Electrical Engineers / IET BS 7671) Regulations.
Core Responsibilities
1. Core Competency: Electrical & ELV Infrastructure Commissioning (IEE Aligned)
- Transformer Testing & Charging: Directly lead and validate pre-commissioning protocols for HT/LT transformers—verifying Insulation Resistance (Megger), winding resistance, transformer turns ratio (TTR), vector group alignment, and oil Break-Down Voltage (BDV / Moisture content) strictly per IEE standards.
- Electrical Panel Engineering Validation: Witness and sign off on site-level testing for Main HT/LT Panels, AMF, APFC, and Distribution Boards. Ensure proper implementation of contact resistance (Ductor), busbar torque limits, insulation resistance, and enforcement of Form 3b/4b segregation guidelines including factory tests.
- ELV Systems Integration:Direct hardware loop-testing, programming, and performance validation for addressable Fire Alarm Control Panels (FACP), IP-CCTV matrices, Access Control loops, and Network switches. Oversee OTDR fiber testing for FTTH and the integration of field points into the central Building Management System (BMS / SCADA).
- DG Validation & Synchronization: Verify transient and step-load sizing calculations to safely absorb high-inrush currents. Validate ventilation louvers, acoustic attenuation, and high-rise exhaust chimney layouts matching CPCB-IV+ standards. Oversee multi-DG auto-synchronization matrices and AMF logic commissioning.
- Protection Coordination & Relay Mapping: Partner with testing agencies to execute relay programming, primary/secondary current injection testing, and verify tripping matrices for overcurrent, earth fault, and restricted earth fault (REF) protection lines.
- Earthing & IEE Loop Impedance: Verify earth electrode resistance values and grid-to-equipment continuity across multi-grid chemical earthing networks complying with IS 3043 / IEE Regulations, ensuring earth loop impedance matches safety thresholds.
2. Multi-System Interface & Integrated Systems Testing (IST)
- The Master Tripping Matrix: Design, validate, and execute the structural fire interlocking matrix. Ensure that an FACP emergency trigger instantly forces critical high-rise safety interactions:
- Tripping designated comfort HVAC ventilation loops.
- Starting pressurization and smoke-extraction blowers.
- Dropping access control magnetic doors for emergency evacuation routes.
- Recalling passenger and service elevators to the ground floor terminal.
- Black-Out Simulation Runs: Lead full-scale Integrated Systems Tests (IST) to verify that multi-megawatt DG synchronization lines automatically crank, match phases, close breakers, and re-power the building's lifelines within 15 seconds of a utility grid drop.
3. Mega-Scale MEP Project Management & Standardization
- Work Sequence Standardization: Formulate and establish a unified, standardized master workflow sequence for MEP installations across all 12–15 towers to ensure highly repeatable, error-free construction cycles.
- Proactive Resource Planning: Forecast, plan, and arrange critical resources—including sub-contractor labor, engineering teams, specialized testing tools, and long-lead materials—well in advance to perfectly align with site deliverables.
- Micro-Schedule Tracking:Develop and monitor comprehensive integrated MEP construction schedules (via MS Project/Primavera), tracking physical dependencies against civil and finishing works.
4. Advanced Civil-MEP Interfacing & Structural Coordination
- Pre-emptive Clash Resolution: Lead site-level clash detection and coordination workshops, auditing Revit BIM models and 2D AutoCAD shop drawings to optimize spatial distribution within dense service shafts, vertical cores, and basement plant rooms.
- Structural Integration:Ensure structural sleeves, wall cut-outs, slab block-outs, and heavy equipment civil foundations are precisely cast during the core civil casting phase to eliminate late-stage structural hacking.
5. Statutory Approvals & Local Authority Norms
- Regulatory Compliance:Navigate local electricity distribution utility (Discom) portals to secure large-scale load sanctions, load feasibility clearances, and physical meter grid allocations.
- CEIG / CEA Inspections: Prepare precise technical documentation and host inspections with the Chief Electrical Inspector (CEIG) to secure mandatory HT charging and power energization approvals.
Candidate Profile & Technical Prerequisites
- Education: Bachelor's or master's degree in electrical engineering or electrical & Electronics Engineering.
- Experience: 12 to 15+ years in MEP project management, with a proven track record of managing massive real estate footprints consisting of at least 12-15 concurrent high-rise residential towers (30+ stories) or mega commercial IT parks.
- Core Competencies: Expert-level mastery of IEE Wiring Regulations (BS 7671), switchgear, transformer diagnostics, ELV matrix setups, MS Project/Primavera, AutoCAD, Revit MEP Viewer, heavy equipment testing instruments, and extensive knowledge of IS 3043 (Earthing) & IS/IEC 62305 (Lightning Protection).
