Job details:
Role: Retail Brand Marketing Lead
Location: Mumbai
Lodha Group is building one of India's most diversified B2B/annuity portfolios across High-Street Retail, Offices, Malls, Industrial & Warehousing, and Data Centres. The retail portfolio today includes Xperia Mall at Palava and around 0.9 Mn sq. ft. of high-street retail across 16 projects in MMR, and is set to double to about 1.8 Mn sq. ft. by FY31 as new assets go live across MMR and Pune, with a second mall planned in the longer term.
The Vision towards 2030 is to become the most preferred retail destination for customers and global brands alike, built on elegant architecture, customer-centric design, hospitality-led experiences and high-quality tenants. Lodha high-street retail already hosts flagship outlets of brands such as PF Chang's and Cosy Box.
Job Profile:
This role will lead marketing for the Mall and High-Street portfolio end to end, setting strategy, owning the budget, leading the team and answering for results.
The role is primarily consumer-facing. Its core purpose is to make every Lodha retail asset a destination customers choose, visit often and spend more at, and to show measurable impact on footfall, consumption and trading density.
The role also carries a B2B mandate: building the Lodha Retail awareness among retailers and leasing channel partners, so that strong consumer performance translates into the ability to attract and retain the right brands as the portfolio grows.
Consumer & Destination Strategy
- Develop a deep understanding of the catchment, consumer profile, shopping behaviour and competitive landscape of each asset, and define a clear destination proposition for each.
- Build the Retail consumer brand across the portfolio, while allowing each asset, from Xperia Mall to neighbourhood and premium high-streets, a distinct local identity.
- Use customer, category, sales and footfall insights to identify changing consumption patterns and emerging opportunities.
Xperia Mall
- Own the marketing strategy, calendar and performance of Xperia Mall, with accountability for footfall, dwell time, conversion and trading density.
- Strengthen Xperia's position as the preferred shopping, dining and entertainment destination for its catchment through campaigns, events, experiences and partnerships.
- Work with Leasing and Operations on tenant mix, zoning, common-area experience and services that support the mall's consumer proposition.
- Build the playbook and capabilities that will be needed for the second mall in the longer term.
Footfall, Consumption & Trading Density
- Be accountable for footfall, frequency, dwell time, conversion and spend across operational assets, in partnership with Leasing and Operations.
- Use performance and customer data to diagnose under- performance at asset, zone and category level and drive corrective interventions.
- Measure the incremental impact of campaigns and events on traffic and sales rather than activity alone.
- Adapt consumer levers to the high-street format, where common-area control and data are more limited than in a mall.
Seasonal & Consumption Calendar
- Own the annual consumption calendar across festive seasons, EOSS, holidays, weekends and other key occasions.
- Lead flagship campaigns, experiences and events, and drive tenant participation in portfolio-level promotions.
- Stay ahead of retail, fashion, lifestyle, F&B and entertainment trends and translate them into initiatives for the portfolio.
Customer Experience & Insights
- Bring the portfolio's hospitality-led experience promise to life in partnership with Operations and service partners.
- Own the customer insight agenda, including NPS, CSAT, research and feedback, and convert insights into improvements in experience, amenities and services.
Digital, CRM & Loyalty
- Build the portfolio's digital, social and CRM capability, including customer databases, loyalty or engagement programmes and performance marketing.
Asset Launches
- Plan and execute launch marketing for new assets going live each year, including Lodha's entry into the Pune retail market.
- Build pre-launch awareness among consumers and brands so that assets open with strong occupancy and early footfall.
Retailer, Channel Partner & Industry Marketing
- Build the Lodha Retail brand among national and international retailers and leasing channel partners, through brand meets, previews and relationship programmes.
- Equip the Leasing team with a data-backed consumer and catchment story for each asset.
- Drive retail PR and Lodha's presence at industry forums and platforms.
Team & Agency Leadership
- Build, lead and develop the retail marketing team across assets.
- Manage creative, media, digital, PR, events and research agencies with clear briefs, governance and cost control.
Key Success Measures
- Footfall growth and trading density at Xperia Mall and operational high-street assets, versus plan and competing destinations.
- Retailer sales growth and tenant participation in portfolio marketing.
- NPS / CSAT improvement across assets.
- Incremental impact and ROI of marketing spend.
- Strength of the Lodha brand among retailers and channel partners.
Ideal Candidate:
The ideal candidate will have 11 - 15 years of experience, with a primary background in retail, built in a mall or shopping-centre business, a retail real-estate developer, a high-street or large- format retail business, or a retail brand. They should understand how a retail destination makes money and be fluent in footfall, conversion, trading density, category performance and tenant mix. Hands-on experience of running marketing for an operational mall is strongly preferred.
Alongside this retail grounding, they should bring meaningful exposure to consumer marketing, including campaigns, events, consumer insight, CRM and digital, with a track record of moving footfall and consumption. Exposure to B2B or trade marketing to retailers, and an established network among retail brands, is an advantage. Experience of leading a team and owning a budget is essential.
The role suits someone who is consumer-centric, commercially driven and data-literate, comfortable in premium contexts, able to work across Leasing, Operations, Projects, Asset Management, retail brands and agency partners, and energised by building a function in a growing vertical.
Core Experience & Competencies
- Primary background in retail: malls, retail real estate, high- street retail, or a retail brand.
- Strong consumer marketing exposure: campaigns, events, insights, CRM and digital.
- Proven track record of driving footfall, consumption and retail productivity, with numbers to show for it.
- Experience owning a marketing budget and leading a team and agencies.
- Commercial and analytical mindset; comfortable with retail and customer data, NPS and CSAT.
- Ability to balance strategic thinking with hands-on execution.
