About the Role
We are looking for an experienced Senior Manager – QS & Planning to be part of our Head Office team in Gachibowli, Hyderabad. The role will be responsible for providing centralized QS, planning, cost monitoring, project controls, and performance management support across ASBL’s ongoing and upcoming high-rise residential projects.
The position will work closely with Project Heads, Planning Teams, QS/Commercial Teams, Execution Teams, Consultants, Procurement, Contracts and Corporate Management to ensure projects are delivered as per approved schedules, budgets, quantities and business objectives.
The ideal candidate should have strong experience in high-rise residential construction, with the ability to independently analyze project performance, identify risks and delays, drive corrective actions and provide meaningful management-level MIS and recommendations.
Key Responsibilities
1. Project Planning & Scheduling
- Develop, review and monitor overall project schedules across multiple high-rise residential projects.
- Review project baseline programs, detailed execution schedules, milestones and key deliverables.
- Monitor progress against approved baseline and identify schedule slippages and critical activities.
- Review Primavera P6 / MS Project schedules submitted by project teams.
- Analyze critical path, near-critical activities, float and project milestones.
- Ensure project teams maintain realistic and achievable schedules.
- Review and validate recovery / catch-up programs for delayed projects.
- Monitor project lifecycle progress from excavation/foundation through RCC, finishing, MEP, testing, commissioning and handover.
- Identify potential delays and work with project teams to develop corrective and preventive action plans.
2. Quantity Surveying & Cost Control
- Review and monitor project BOQs, quantities, estimates and cost plans.
- Verify quantities and assess variations against approved BOQ and budgets.
- Monitor project quantities against actual execution and consumption.
- Review rate analysis, deviations, variations, extra items and claims.
- Identify cost overruns and potential commercial risks at an early stage.
- Coordinate with QS, Commercial and Contracts teams to ensure proper cost control.
- Monitor material quantities and major cost-driving items across projects.
- Review subcontractor/vendor billing and certify quantities from a project-control perspective.
- Support management in evaluating cost implications of design changes, scope changes and variations.
3. Project Performance Monitoring
- Establish standardized planning and QS monitoring systems across projects.
- Consolidate project-level data and prepare corporate-level dashboards and MIS.
- Track key project KPIs including:
- Planned vs. Actual Progress
- Physical Progress
- Schedule Variance
- Cost Variance
- Quantity Variance
- Productivity
- Manpower Deployment
- Material Requirements
- Critical Milestones
- Forecast Completion Dates
- Conduct periodic reviews with project teams and highlight major deviations to management.
- Provide actionable insights and recommendations rather than only reporting data.
4. Delay Analysis & Recovery Planning
- Analyze project delays and identify root causes and responsibility areas.
- Review delays related to design, approvals, procurement, manpower, materials, execution, consultants and contractors.
- Develop and monitor recovery plans with project teams.
- Assess the impact of delays on project completion and key milestones.
- Track corrective actions until closure.
- Maintain project risk and delay registers.
5. Resource & Productivity Monitoring
- Review manpower deployment against planned requirements.
- Monitor productivity of major construction activities.
- Identify resource constraints affecting project progress.
- Coordinate with project teams for manpower, material, equipment and subcontractor planning.
- Review productivity trends and recommend improvement measures.
6. Corporate Planning & MIS
- Prepare weekly and monthly corporate project reports for senior management.
- Develop consolidated dashboards covering all ASBL projects.
- Prepare project-wise and portfolio-level S-curves, progress charts, milestone trackers and variance reports.
- Present key project risks, delays, cost concerns and recovery actions to management.
- Establish common reporting formats, planning standards and KPIs across projects.
- Ensure timely and accurate data submission from project teams.
7. Cross-Functional Coordination

- Coordinate with consultants and contractors wherever required.
- Facilitate resolution of planning, quantity and commercial issues affecting project progress.
8. Management Support
- Provide senior management with project forecasts, cost insights, schedule risks and recommendations.
- Participate in project review meetings and provide independent assessment of project performance.
- Support management in strategic decisions related to project timelines, cost and resource allocation.
- Identify opportunities to improve planning systems, cost efficiency and project execution performance.
Required Qualifications & Experience
- Bachelor’s degree in Civil Engineering is mandatory.
- 12–18 years of relevant experience in Planning, Quantity Surveying and Project Controls.
- Strong experience in high-rise residential construction projects is mandatory.
- Candidates with experience across G+30 / G+40 / G+45 / G+50+ high-rise projects will be preferred.
- Experience handling multiple projects / portfolio-level monitoring from a corporate or head-office function will be highly preferred.

- EPC / PMC organizations
- Corporate Planning / Project Controls functions
- Multiple high-rise projects simultaneously
Experience with G+45 and above residential towers, multiple towers, Mivan/formwork-based construction and large-scale residential developments will be an added advantage.
