Key responsibilities:
- Draft, vet, review and negotiate transaction documents, manage end-to-end transaction execution and closure including documentation, coordination and registration
- Lead and conduct comprehensive title diligences for residential, commercial and industrial properties, land acquisition, development, redevelopment and joint development projects
- Examine revenue records, encumbrance certificates, mutation entries and chain of title documents, scrutinize sanction plans, approved layouts, construction permissions, identify title defects, title related risks, encumbrances, litigation risks, etc., prepare detailed title reports
- Ensure compliance with applicable state laws, registration requirements and RERA regulations
- Co-ordinate with external consultants, agents, local lawyers, etc.
Requirements:
- LLB from a recognized university and enrollment with the Bar Council is mandatory
- PQE 5-7 years of core real estate practice experience
- Strong expertise in real estate transactions, title due diligence, RERA compliance, documentation, etc.
- Strong understanding and practical knowledge of land laws and regulations, stamping and registration processes, familiarity with MHADA, MIDC, CIDCO, SRA, DCPR and MCGM regulations
- Familiarity with state specific property laws and revenue records
- Hands on experience in title due diligence and demonstrated experience in preparing title reports across multiple property types
- Ability to work closely with teams and manage end-to-end documentation for transactions
Skills
- Strong knowledge of Real Estate & Property law, RERA, Maharashtra Land Laws, property documentation, stamping and registration processes.
- Expertise in title due diligence and transaction structuring
- Excellent written and verbal communication skills and proficiency in reading and writing Marathi
- Ability to manage multiple assignments simultaneously with attention to detail and deadlines
