Role Description
The Real Estate Manager will be a full-time, on-site role based in Bengaluru and will play an important role in supporting Gohara's land acquisition, aggregation, transaction, and development activities.
The candidate will be responsible for identifying potential land opportunities, coordinating with landowners and brokers, assisting with negotiations, and supporting the acquisition process from initial evaluation through transaction closure.
The role will involve coordinating title verification, land documentation, surveys, due diligence, government approvals, and registration processes in collaboration with legal teams, consultants, surveyors, and relevant authorities.
The Real Estate Manager will also maintain relationships with landowners, brokers, developers, government departments, and other stakeholders while monitoring real estate activity and land values across target micro-markets.
The candidate will work closely with Gohara's management team on existing land holdings as well as new acquisition and development opportunities.
Key Responsibilities
- Identify and evaluate potential land acquisition and investment opportunities.
- Build and maintain relationships with landowners, brokers, developers, and local stakeholders.
- Support land aggregation involving multiple landowners and parcels.
- Coordinate preliminary title, ownership, survey, zoning, and land-use due diligence.
- Assist legal teams with title documents, agreements, registrations, and transaction documentation.
- Coordinate with government departments and consultants for conversions, approvals, permissions, and other land-related processes.
- Assist management in negotiating land prices, commercial terms, and transaction structures.
- Maintain detailed records of land parcels, ownership details, negotiations, documentation, and transaction progress.
- Conduct market research on land prices, infrastructure developments, competing projects, and emerging growth corridors.
- Coordinate with architects, consultants, legal advisors, and development partners for Gohara's development projects.
- Provide regular updates and reports to management regarding ongoing acquisitions, transactions, approvals, and projects.
Qualifications
- Prior experience in real estate, land acquisition, land aggregation, property transactions, or real estate development.
- Strong understanding of land documentation, title verification, registration procedures, and property transactions.
- Knowledge of Bengaluru and Karnataka's real estate and land markets is strongly preferred.
- Existing relationships with landowners, brokers, developers, consultants, or government departments would be advantageous.
- Strong negotiation and stakeholder-management skills.
- Ability to independently coordinate multiple land transactions and follow up with different stakeholders.
- Strong communication skills in English and Kannada; additional regional languages are an advantage.
- Good analytical and organizational skills with strong attention to documentation and detail.
- Bachelor's degree in Business, Real Estate, Law, Engineering, or a related field preferred.
- Candidates with significant practical experience in land acquisition and aggregation will be given preference.
