About ReaRCo:
ReaRCo acquires stalled residential projects through the insolvency route and rebuilds them into delivered homes. Where a project has failed, we take it over, restart construction, restore approvals, arrange finance and hand over flats to buyers who had given up on them.
We are currently running three assets: a seven-tower residential project in Greater Noida West (SWAMIH-financed, Phase 1 in finishing, Phase 2 launching), a large residential development in Chennai mobilising in early 2027, and a tea estate in Assam.
The role:
We are building our planning function properly, from the ground up, and we are looking for the person who will own it.
This is not a role where you maintain someone else's programme. Our records are incomplete in places, much of the control still sits in spreadsheets and individual heads, and contractor progress is not independently verified to the standard we want. You will build the system that fixes that — on a live site, while the site keeps moving.
You will own:
▪ The master schedule across the portfolio — WBS, logic, resource and cost loading, critical path, look-aheads. Primavera P6 or MSP as the single system of record.
▪ Monthly physical progress measurement, earned value, and cost-to-complete reconciled with Finance.
▪ The billing function — our Billing Manager reports into this role, so that schedule quantity and payment quantity are one number rather than two that argue.
▪ Monthly reporting to our lender and their Independent Engineer, and RERA progress filings.
▪ The drawing and RFI registers, and the interface log between civil, MEP and façade agencies.
▪ The digital layer — a common data environment, monthly drone survey and photogrammetry to verify progress independently, an automated dashboard, and whatever small tools you write yourself to replace manual work.
You will report directly to the Founder. Planning and billing sit outside the construction reporting line by design, because measurement should not report to delivery.
Who we are looking for
▪ B.E. / B.Tech in Civil Engineering from a strong institution
▪ 2–6 years in planning on high-rise residential or large mixed-use, including at least one project seen through finishing to handover
▪ Command of Primavera P6 or MS Project, AutoCAD and Excel well beyond pivot tables
▪ Demonstrated capability in at least two of: Power BI or Tableau, Python or VBA, Revit / Navisworks, drone survey data, SQL
▪ Willing to say, in the room and early, that a date is not going to be met — with the arithmetic to back it
We will weight what you have built far above where you have worked. Exceptional candidates below the experience range will be considered.
How we will assess you:
Shortlisted candidates receive a 48-hour take-home case: a real anonymised BOQ, tower-wise progress photographs and a contractor's claimed progress statement. You return a measured progress assessment, a variance analysis and a two-page recommendation. That case matters more to us than your CV, and we will tell you honestly how it scored.
What you get
Ownership of a function across a growing portfolio at a stage where most planners are still executing someone else's system on one tower. A mandate and a budget for technology. A junior planner to hire and train under you within twelve months. Direct access to the Founder. And exposure to how a project's approvals, finance and construction actually interlock — which most planners see at forty, if at all.
Compensation is benchmarked to top-quartile developer planning roles for the experience band, with a performance component tied to milestone delivery.
To apply: send your CV to hrkvd@rearco.co.in with the subject line Planning Lead — Projects. Please attach two things: one schedule you built, and one dashboard, tool or script you made. Applications with both will be reviewed first.
