Business Development Strategy & Portfolio Planning
- Define and execute the land acquisition and business development strategy for residential projects.
- Build a short-, medium-, and long-term development pipeline aligned to business goals.
- Identify micro-markets, product mix, and scale opportunities based on market intelligence.
Land Acquisition & Deal Structuring
- Identify, evaluate, and pursue land parcels through outright purchase, JV, JDA, and redevelopment models.
- Lead end-to-end deal structuring including commercials, payment terms, risk-sharing, and exit options.
- Negotiate with landowners, developers, brokers, and institutional partners.
Feasibility, Financial & Risk Evaluation
- Oversee project feasibility studies including market, financial, legal, and technical assessments.
- Work closely with finance, planning, and design teams to validate IRRs, cashflows, and cost assumptions.
- Identify and mitigate commercial, regulatory, and execution risks at acquisition stage.
Regulatory, Legal & Due Diligence Oversight
- Ensure comprehensive legal, technical, and statutory due diligence for all BD opportunities.
- Coordinate with legal and compliance teams to structure risk-mitigated transactions.
- Manage approvals, documentation, and closure readiness.
Stakeholder & Partner Management
- Build and maintain strong relationships with landowners, developers, brokers, consultants, and local influencers.
- Represent the company in external negotiations, forums, and strategic discussions.
- Identify and manage strategic partnerships and alliances.
Cross-functional Leadership & Business Setup
- Work closely with PMO, Projects, Finance, Sales, Legal, and Marketing to ensure smooth transition from acquisition to execution.
- Support product positioning, launch planning, and go-to-market strategy.
- Build and lead the BD team: hiring, capability building, and performance management.
