Role Purpose
The Senior Project Planner is responsible for building, maintaining, and tracking detailed project schedules for active construction projects. This role supports the PCU Head in ensuring all project activities are planned to the day, progress is tracked accurately, and deviations are flagged with corrective action plans.
Key Responsibilities
• Prepare detailed Gantt charts and project schedules for each project phase
• Track daily and weekly progress against baseline schedule
• Identify delays, analyse root causes, and propose recovery plans
• Coordinate with site teams, procurement, and design to update schedule inputs
• Prepare weekly schedule variance reports for PCU Head review
• Maintain and update the master programme for each project
• Support resource planning — flag over-allocation or under-utilisation to PCU Head
• Conduct look-ahead planning (3-week, 6-week, 3-month windows)
Key Result Areas (KRAs):
• Schedule accuracy: Baseline schedule updated within 48 hours of any approved change
• Progress reporting: Weekly variance report submitted every Friday to PCU Head
• Look-ahead planning: 3-week lookahead shared with site team every Monday
• Zero missed escalations: All delays >3 days flagged to PCU Head on day of identification
Must-Have Qualifications
• 6–8 years in construction project planning
• High-rise residential project experience is mandatory
• Proficiency in MS Project or Primavera P6
• Strong understanding of construction sequences — civil, MEP, finishes
• B.E. / B.Tech in Civil Engineering or Architecture
Good-to-Have Qualifications
• PMP certification
• Experience planning luxury residential projects
• Familiarity with RERA milestone reporting requirements in Karnataka
Key Competencies
• Primavera P6 / MS Project — expert level
• Construction sequence knowledge (RCC, MEP, finishes)
• Analytical thinking — root cause identification
• Communication — can translate complex schedules into clear summaries
• Attention to detail and accuracy
