About the role
Key Responsibilities
- Lead quantity surveying and commercial management for luxury residential projects from pre-construction through completion.
- Prepare and review BOQs, quantity take-offs, estimates, rate analysis, and cost plans based on drawings and specifications.
- Establish project budgets and monitor actual costs against approved budgets, identifying variances and corrective actions.
- Manage the tendering process, including preparation of tender documents, contractor prequalification, bid analysis, negotiations, and recommendation of vendors/contractors.
- Review and certify contractor RA bills, variations, extra items, and final accounts.
- Manage measurement, material reconciliation, and quantity verification to ensure commercial accuracy.
- Evaluate and negotiate variation orders, claims, escalation, and contractual changes.
- Drive value engineering and cost optimization without compromising design intent or quality.
- Coordinate with Project, Design, Procurement, Contracts, Finance, and Consultants to resolve commercial and technical issues.
- Prepare regular cost reports, cash-flow projections, procurement forecasts, and commercial MIS for management.
- Maintain comprehensive records of contracts, BOQs, measurements, bills, variations, claims, and final settlements.
- Ensure compliance with contractual terms, company procurement policies, and commercial governance processes.
