Position OverviewThe Quantity Surveyor / Estimation Lead is responsible for project estimation, quantity surveying, cost planning, budgeting, BOQ preparation, tender costing, and commercial analysis for interior fit-out, turnkey, furniture, joinery, MEP, procurement, and construction projects.
The role ensures accurate project costing, profitability, commercial risk management, procurement support, and cost optimization from project inception through execution.
Key Responsibilities1. Quantity Take-Off & BOQ Preparation- Prepare detailed Quantity Take-Offs (QTO) from architectural, interior, structural, MEP, shop, and IFC drawings.
- Develop BOQs, material schedules, procurement schedules, and quantity reports.
- Ensure accurate measurements using area, volume, linear, weight, and unit-based calculations.
2. Cost Estimation & Budgeting- Prepare detailed cost estimates for:
- Interior Fit-Out
- Furniture & Joinery
- Civil & Architectural Works
- MEP Services
- Soft Furnishings
- Specialty Items
- Develop concept, preliminary, execution, procurement, and project budgets.
3. Labour & Resource Planning- Estimate manpower requirements, productivity, crew composition, installation costs, and labour budgets.
- Prepare labour productivity models and resource planning schedules.
4. Cost Engineering & Value Engineering- Identify opportunities to reduce costs, improve productivity, optimize materials, and enhance procurement strategies while maintaining quality.
5. Vendor & Procurement Cost Analysis- Evaluate supplier quotations, validate costs, benchmark vendor pricing, and support procurement negotiations.
- Develop material rate libraries and cost databases.
6. Logistics & Packaging Costing- Estimate transportation, packaging, freight, handling, insurance, customs, and installation costs for domestic and international projects.
7. Tendering & Commercial Support- Prepare tender BOQs, pricing sheets, commercial proposals, bid analysis, contingency plans, and participate in commercial negotiations.
8. Cost Control & Risk Management- Monitor project budgets, material consumption, labour costs, variations, and change orders.
- Prepare cost variance reports, commercial dashboards, and risk assessments.
9. Cost Database ManagementMaintain and regularly update:

- Vendor Database
- Historical Cost Database
- Productivity Benchmarks
- Logistics Cost Database

Educational Qualification- Bachelor's Degree in Civil Engineering, Quantity Surveying, Construction Management, Architecture, or a related field.
