Key Responsibilities
- Lead and manage the overall Quality Assurance & Quality Control (QA/QC) activities for residential real estate projects.
- Ensure quality compliance for RCC, structural works, finishing works, and MEP services.
- Review project specifications, drawings, method statements, ITPs, checklists, and quality standards.
- Monitor RCC activities including reinforcement, shuttering, concreting, cube testing, curing, construction joints, and structural quality.
- Monitor finishing works including plaster, waterproofing, tiling, flooring, painting, doors/windows, false ceiling, façade, and other finishing activities.
- Coordinate with the MEP team and consultants to ensure quality of electrical, plumbing, firefighting, HVAC, ELV, and other MEP installations.
- Inspect incoming materials and ensure compliance with approved specifications and standards.
- Conduct regular site inspections and identify quality deviations/non-conformities.
- Raise and close NCRs, observations, snag lists, and quality-related issues.
- Ensure proper snagging and de-snagging of completed works before handover.
- Coordinate with contractors, consultants, architects, MEP consultants, and project execution teams for quality-related matters.
- Ensure proper documentation of inspection reports, test reports, checklists, material approvals, and quality records.
- Conduct quality audits and ensure corrective and preventive actions are implemented.
- Monitor concrete quality, material testing, laboratory reports, and third-party testing wherever required.
- Establish and implement project-specific QA/QC procedures, ITPs, inspection checklists, and quality control plans.
- Train site engineers, supervisors, and contractors on quality standards and construction best practices.
- Ensure compliance with applicable IS Codes, project specifications, approved drawings, and quality standards.
- Prepare and submit periodic quality reports to senior management.
- Coordinate with project teams to minimize rework, defects, and material wastage.
- Drive continuous improvement in construction quality and ensure timely resolution of quality issues.
