Role Description The Project Architect at Mehta Realty will lead the architectural design and coordination of real estate projects from concept through completion, ensuring designs meet functional, aesthetic, and regulatory requirements. This full-time, on-site role based in Goregaon involves preparing and reviewing drawings, specifications, and submittals; coordinating with structural, MEP, and other consultants; and aligning designs with project schedules and budgets. The individual will participate in client meetings, interpret project needs into workable design solutions, and oversee design revisions throughout the construction lifecycle. Daily responsibilities include collaborating with project managers and site teams, supporting approvals and permitting processes, monitoring adherence to building codes and standards, and integrating sustainability and technology-driven solutions where applicable.
Project Architect
The Architect will be responsible for project design, statutory approvals and compliance, consultant coordination, and on-site execution of residential, commercial, and mixed-use developments.
Responsibilities
- Design Development:
- Prepare concept designs, floor plans, and Good for Construction (GFC) drawings. Develop schematic designs, master layouts, and detailed architectural drawings for residential and commercial high-rise projects, ensuring alignment with market requirements and overall project objectives.
- Statutory Compliance:
- Ensure all architectural plans and project designs comply with applicable local regulations, including MCGM, SRA, and DCPR 2034 guidelines. Coordinate with local authorities, town planning consultants, and other relevant agencies to obtain key approvals and clearances, including IOD (Intimation of Disapproval), CC (Commencement Certificate), and OC (Occupation Certificate). Ensure compliance with Mumbai's development regulations, including DCPR provisions, FSI limits, and RERA guidelines.
- Consultant Coordination:
- Coordinate closely with RCC/Structural, MEPF (Mechanical, Electrical, Plumbing & Fire), landscape, and other project consultants. Ensure effective coordination between structural engineers, MEP consultants, contractors, and other stakeholders for smooth project execution.
- Site Execution:
- Monitor construction quality and progress, verify building coordinates and dimensions, and resolve site-level design and technical issues. Conduct regular site visits to ensure that construction is executed in accordance with approved drawings, statutory requirements, safety regulations, and specified quality standards.
- Feasibility & Cost:
- Prepare project feasibility reports, preliminary cost estimates, and project timelines to support developers in evaluating project viability and planning.
- Liaisoning:
- Assist in obtaining municipal approvals, No Objection Certificates (NOCs), statutory permissions, and other required clearances. Coordinate with local authorities and relevant agencies throughout the approval process.
Requirements & Qualifications
- Education:
- Bachelor of Architecture (B.Arch) is mandatory. A Master’s degree in Architecture (M.Arch) or a postgraduate qualification in Urban Planning or Construction Management will be an added advantage.
- Experience:
- 10+ years of relevant experience in real-estate design, architectural practice, or project management, with hands-on experience working with real-estate developers or architectural firms handling residential, commercial, or high-rise projects.
- Software Skills:
- Proficiency in software such as AutoCAD, SketchUp, Revit, Adobe Photoshop, and 3ds Max.
- Soft Skills:
- Strong communication, coordination, problem-solving, and team leadership skills, with the ability to effectively manage multiple stakeholders and project requirements.
- Local Knowledge:
- Strong knowledge and understanding of Mumbai’s real-estate development norms, statutory regulations, approval procedures, and municipal approval workflows.
