MEP Manager — Modular Building Technology (MBT)

The Opportunity
Most MEP roles sit inside one discipline and one delivery model. This one does not.
You will own the entire MEP scope — Electrical, PHE, FPS, Fire Alarm, HVAC and IoT — across design, engineering analysis, procurement BOM, cost and margin, and client-facing design representation. In a modular business, MEP is not a service routed after the building is designed; it is engineered into the block on the factory line and must connect on site in minutes, first time, every time.
You will translate contract scope into buildable, mistake-proofed, cost-controlled MEP systems, and you will be accountable for whether those systems land on margin. You will also build and run the junior MEP team that executes alongside you.
Key Responsibilities1. Multi-Discipline Design & Standardisation
- Lead design of standardised, pre-fabricated, factory-installed MEP systems across Electrical (LV distribution, lighting, power, earthing, lightning protection, low-voltage), PHE (water supply, drainage, STP/WTP interfaces, sanitary fixtures), FPS (sprinklers, hydrants, pumps, extinguishers), Fire Alarm & Detection, HVAC (split, VRF/VRV, ventilation, IAQ), and IoT / Smart Building (sensors, controls, BMS-lite, metering, remote monitoring).
- Design inter-module connection points — electrical plug-and-play harnesses, quick-connect plumbing couplers, duct and pipe crossings — applying Poka-Yoke principles so on-site connection is intuitive and cannot be done wrong.
- Develop and maintain the MEP standard library: typical details, standard block configurations, approved make lists, and repeatable assemblies that carry across projects instead of being redesigned each time.
- Ensure factory manufacturability: sequence MEP installation against the production line, coordinate with structural and architectural teams on penetrations, embeds, and service voids at the design stage — not at the shop floor.
2. Engineering Analysis & Calculations
Own and validate all MEP engineering calculations, and sign off on the analysis basis:
- Electrical: load schedules, demand factors, short-circuit and discrimination study, cable sizing, voltage drop, DG/transformer sizing, lux calculations (DIALux/Relux), earthing and lightning protection per IS/IEC.
- HVAC: heat load calculations (ASHRAE / IS 3103 / NBC), duct and pipe sizing, static pressure and fan selection, air distribution, ventilation rates, psychrometrics, equipment selection and energy performance.
- PHE: water demand and storage, pump head and selection, drainage and vent sizing, hydraulic calculations, rainwater and greywater routing.
- FPS: hydraulic calculations per NBC/NFPA/TAC, pump and tank sizing, sprinkler and hydrant coverage, fire compartmentation interfaces.
- Fire Alarm & IoT: detector coverage and zoning, cause-and-effect matrix, network architecture, power budgeting for sensors and controllers.
- Maintain a documented basis of design for every project so that assumptions, code references, and design margins are traceable and defensible in client and statutory review.
3. Procurement BOM & Specification
- Prepare and own the purchase BOM for all MEP scope, reconciled against three constraints simultaneously: As per engineering — the BOM matches the calculated and approved design, with no under-sizing and no silent over-design.
- As per market availability — specified makes, models, and sizes are actually procurable in the required lead time; maintain live awareness of vendor stock positions, lead times, and viable alternates.
- As per contract — every line traces to the contractual specification, approved make list, and BOQ scope, with deviations formally raised rather than absorbed.
- Drive value engineering across all disciplines: identify substitutions and design simplifications that reduce cost or lead time without compromising performance, code compliance, or contractual obligation.
- Prepare rate analysis and detailed cost estimates for MEP scope in tenders and B2B proposals; support negotiation with vendors and OEMs on technical grounds.
- Act as final technical check authority on BOMs, technical specifications, comparison statements, shop drawings, and as-built documentation.
4. Project Profitability & MEP Cost Control
- Own MEP margin on every project: build the budget at tender stage, track committed vs. estimated vs. actual through execution, and flag erosion early with a recovery plan.
- Run periodic MEP profit analysis by project — discipline-wise cost, wastage, rework, change-order recovery — and feed those findings back into standard designs and future estimates.
- Identify and formally raise variations and claims where client-driven scope change affects MEP cost or programme.
- Build the cost feedback loop: every completed project should make the next estimate more accurate.
5. Client Coordination as Design Representative
- Serve as the company's MEP design representative in front of clients, consultants, PMCs, and statutory authorities — leading design review meetings, presenting the design basis, and defending engineering decisions.
- Manage the drawing and document submission cycle: submissions, comments, resubmissions, and approvals, with clear tracking of open items and turnaround commitments.
- Coordinate MEP interfaces with client-scope works, external utilities, and third-party contractors so the boundary of supply is unambiguous and agreed in writing.
- Support statutory approvals — CEIG/electrical inspectorate, fire NOC, local body and pollution control clearances — with the required drawings, calculations, and certifications.
6. Team Leadership & Internal Management
- Build, manage, and develop a team of 2–4 junior MEP engineers, scaling composition to project volume and discipline mix.
- Allocate work across projects and disciplines, set deliverable priorities and deadlines, and hold the team to schedule.
- Check and approve all team output before it leaves the department — you are the quality gate.
- Mentor juniors from single-discipline drafting into multi-discipline engineering judgement; run internal design reviews and knowledge-sharing.
- Interface daily with Architecture, Structural, Manufacturing, Procurement, and Site teams. Nothing is someone else's problem.
Qualifications
Essential
- B.E./B.Tech or M.E./M.Tech in Electrical, Mechanical, or a related engineering discipline.
- 8+ years in MEP design and delivery, with demonstrated hands-on ownership across at least three of: Electrical, HVAC, PHE, FPS, Fire Alarm.
- Proven experience preparing purchase BOMs and rate analysis, and working directly with vendors on availability and alternates.
- Experience leading a small engineering team and being accountable for their output.
- Direct client-facing experience as a design representative in EPC, design-build, or turnkey projects.
- Working command of Indian codes (NBC, IS series, CEA regulations) and international standards (ASHRAE, IEC, NFPA).
- Software: AutoCAD, Revit MEP, DIALux/Relux, HAP/Trace 700, MS Excel at a modelling level.
Preferred
- Prior exposure to modular construction, prefabrication, or off-site manufacturing.
- IoT / BMS / smart building systems integration experience.
- Familiarity with tender documentation, DSR/non-DSR rate justification, and government or PSU project processes.
- Experience with P&L or margin ownership on a project scope.
