ABOUT THE COMPANY

ROLE OVERVIEW
NRPL is looking for a member in Leasing to handle office leasing across the portfolio in Mumbai and Pune. The role covers the full leasing cycle: marketing, occupier acquisition, channel partner management, site visits, commercial structuring, market data, negotiation, documentation and tenant retention. It reports directly to senior management.
KEY RESPONSIBILITIES
Leasing Strategy and Pipeline
- Prepare marketing material and reach out to clients and market participants.
- Maintain a live pipeline of prospective occupiers, lease expiries and market requirements, tracked on a CRM.
- Identify and reach out to target occupiers, including GCCs, BFSI, technology and professional services firms, and engage their real estate decision makers directly.
- Channel Partner Management
- Build and maintain senior relationships with International Property Consultants established local brokers across MMR and Pune.
- Brief channel partners regularly on available inventory, commercial terms and asset specifications.
Client Engagement and Site Visits
- Lead site visits and re-visits with prospective occupiers and their advisors.
- Present asset specifications clearly, including floor plate efficiency, MEP and HVAC capacity, power backup, parking and fit-out options.
- Coordinate with the facility management, technical and legal teams to address occupier requirements.
- Commercial Structuring and Negotiation
- Structure lease proposals covering rent, escalation, lock-in, security deposit, rent-free periods and fit-out contributions.
- Evaluate each proposal on a net effective rent basis and present recommendations to management for approval.
- Documentation and Closure
- Work with the legal team on drafting and executing leave and licence agreements and lease deeds, including stamp duty and registration.
- Make sure all leasing documentation is accurate, complete and compliant with company policy.
- Market Intelligence and Reporting
- Track rentals, transactions, new supply and occupier movement across NRPL's micro-markets.
- Prepare weekly leasing updates and periodic presentations for management.
EXPERIENCE AND QUALIFICATIONS
- 6 to 10 years of commercial office leasing experience with an IPC, developer or institutional landlord.
- A track record of closing Grade A office transactions in MMR, with Pune exposure preferred.
- An established network across IPCs, local brokers and occupier CRE teams.
- Strong knowledge of lease structures, commercial terms, stamp duty and registration in Maharashtra.
- Proficiency in Excel, PowerPoint, CRM platforms and AI-enabled tools for analysis and reporting.
- Strong presentation and communication skills and professional presence with senior occupier stakeholders.
LOCATION
BKC, Mumbai, with regular travel to assets across MMR and Pune.
