Responsibilities :
- Source and build a pipeline of potential tenants for industrial and commercial leasing opportunities across the Chennai portfolio.
- Develop and maintain a strong network of brokers and channel partners; manage relationships to ensure consistent, high-quality deal flow.
- Lead commercial negotiations — rent, escalation, lock-in, security deposit, fit-out and other deal terms — to maximize value while closing within acceptable timelines.
- Drive closure of lease agreements in close coordination with the legal team, with working knowledge of rental/lease agreement structures and their nuances (lock-in, escalation clauses, exit terms, maintenance and CAM provisions, etc.).
- Respond to RFPs/RFQs from prospective tenants and channel partners in a timely, professional manner.
- Track and report on leasing pipeline, conversion status, and market intelligence (rental benchmarks, vacancy trends, competing supply) to the Warehouse & Leasing leadership.
- Conduct regular site visits and client meetings; represent the portfolio at broker meets, industry forums and prospective tenant walkthroughs.
- Coordinate internally with facility/MIS and treasury functions on deal handover, billing setup and collections readiness post-signing.
