Role Overview
Roofsol Energy Pvt. Ltd. is looking for an experienced Land Acquisition Specialist to support the development of large-scale solar projects in Karnataka. The primary responsibility will be to identify, evaluate, aggregate, negotiate, and procure suitable land parcels for solar projects, with particular focus on land availability and connectivity to suitable substations / evacuation infrastructure.
The ideal candidate should have strong hands-on experience in land identification and acquisition, landowner negotiations, title and documentation coordination, land aggregation, local stakeholder management, and statutory processes. Experience in solar project development or execution, particularly utility-scale / solar park projects, will be an added advantage.
Key Responsibilities
· Identify and evaluate suitable land parcels for development of solar parks / utility-scale solar projects across Karnataka.
· Identify land opportunities based on substation locations, grid connectivity, evacuation feasibility, transmission infrastructure, and project requirements.
· Conduct preliminary assessment of land parcels considering location, size, accessibility, terrain, ownership pattern, land use and development suitability.
· Develop and maintain a database of potential land parcels, landowners, aggregators, brokers and local contacts.
· Lead land aggregation and procurement activities, including negotiation of commercial terms with landowners and other stakeholders.
· Coordinate with landowners, local representatives, consultants, brokers, aggregators and government / local authorities.
· Conduct preliminary land title and ownership verification and coordinate with legal teams for detailed title due diligence.
· Coordinate collection and verification of relevant land records, title documents, survey records, mutation records, RTC / revenue records and other applicable documentation.
· Identify potential legal, ownership, access, encumbrance, litigation, land-use and regulatory issues affecting land acquisition.
· Coordinate with internal Legal, Project Development, Technical, Finance and Management teams for land evaluation and acquisition decisions.
· Support negotiations and execution of sale agreements, lease agreements, MoUs, landowner agreements and other land-related documentation.
· Track land acquisition progress from initial identification through documentation, registration / lease execution and handover.
· Build and maintain strong relationships with local stakeholders and communities to facilitate smooth land procurement.
· Coordinate with surveyors and technical teams for land surveys, boundary verification, access-road assessment and preliminary site feasibility.
· Support assessment of land parcels in relation to nearest substations, transmission lines and proposed evacuation routes.
· Monitor relevant government procedures, local land regulations and documentation requirements applicable to land acquisition in Karnataka.
· Prepare regular land acquisition status reports, land parcel trackers, MIS and management updates.
· Travel extensively across Karnataka for land identification, site visits, negotiations and stakeholder meetings.
Desired Candidate Profile
· 7–10+ years of relevant experience in land acquisition / land procurement / land aggregation, preferably in renewable energy, solar, infrastructure, power or other large-scale projects.
· Strong preference for candidates with hands-on land acquisition experience in Karnataka and established local networks.
· Candidates with experience in utility-scale solar projects / solar parks / renewable energy project development will be preferred.
· Strong understanding of land records, ownership structures, title documentation, land conversion / land-use processes and local revenue procedures.
· Experience in dealing with landowners, local authorities, brokers, consultants and community stakeholders.
· Strong negotiation and communication skills with the ability to independently handle landowners and local stakeholders.
· Ability to assess land opportunities from both commercial and project-development perspectives.
· Basic understanding of solar project development, substations, transmission lines, evacuation infrastructure and grid connectivity is desirable.
· Willingness to travel extensively across Karnataka and work from project locations as required.
· Proficiency in Kannada and English will be an advantage.
Educational Qualification
· Graduate degree in any relevant discipline.
· Qualifications in Real Estate, Land Management, Law, Civil Engineering, Rural Development or related fields will be an added advantage.
