Position: Land Executive – Land Scouting & Acquisition

Job Objective:
• We are seeking an energetic and target-driven Land Executive to lead on-ground land scouting and property identification across North and South Bangalore.
• The ideal candidate will be responsible for identifying prospective land parcels, connecting with
local landowners and brokers, evaluating site potential, and assisting our acquisition team.
• Fluency in spoken Kannada and a willingness to undertake extensive local travel daily are
mandatory.
Key Responsibilities:
• On-Ground Land Scouting:
o Conduct regular field visits across North Bangalore (e.g., Yelahanka, Devanahalli,
Doddaballapur) and South Bangalore to identify suitable land parcels for
acquisition/development.
o Identify potential land opportunities through direct interaction with local
landowners, real estate brokers, and community networks.
• Owner & Channel Partner Engagement:
o Initiate first-contact meetings with landowners, village heads, and local channel
partners.
o Build and maintain a strong local network of reliable brokers and informants across
target clusters in Bangalore.
• Property & Area Assessment:
o Gather initial site details, including approximate land area, approach road width,
distance from main roads, and nearby developments/infrastructure.
o Capture geotagged photos, video walk-throughs, and location coordinates for initial
team evaluation.
• Documentation & Data Gathering:
o Collect preliminary property details (survey numbers, ownership details, basic land
classification) for initial legal and feasibility review.
o Maintain structured daily logs and weekly status reports on scouted properties,
owner responses, and market trends.
• Coordination & Reporting:
o Escort senior management and legal/technical teams for site inspections.
o Assist the land acquisition lead during initial negotiations and preliminary
discussions.
Qualifications:
• Educational Qualification: Any degree
• Language Proficiency: Must be fluent in spoken Kannada (essential for building trust with
local landowners and local authorities).
• Working knowledge of English or Hindi is an added advantage.
• Mobility: Must possess a valid driving license and a two-wheeler/vehicle for extensive daily
field travel across North and South Bangalore.
• Local Geography: Strong familiarity with Bangalore’s layout, outer peripheral zones,
expanding corridors, and village limits.
Key Competencies & Soft Skills:
• Strong interpersonal, communication, and negotiation skills.
• High level of initiative, self-motivation, and comfort working independently in the field.
• Basic digital literacy (proficiency in smartphone usage, Google Maps, WhatsApp, and basic
Excel/Word reporting).
