ROLE OVERVIEW
Roswalt Realty is looking for a Sourcing Head — Residential to build and lead the site’s Channel Partner and lead-generation engine for our Worli project. The role owns the top of the funnel — activating CPs, IPCs, wealth managers and referral networks across South Mumbai to drive qualified walk-ins into the site.
The ideal candidate has spent the last 7+ years running Sourcing / Channel Sales in Worli, Prabhadevi, Lower Parel, Parel, Byculla, Mahalaxmi, Tardeo, Dadar, Wadala and surrounding pockets — has an active, warm network of CPs and IPCs in the catchment, has led a team of Sourcing Managers, and knows how to convert CP relationships into consistent monthly walk-in numbers.
KEY RESPONSIBILITIES
— Own the site’s lead-generation and walk-in target — monthly, quarterly and annual.
— Lead a team of 3–6 Sourcing Managers; drive daily huddles, weekly reviews and monthly performance evaluations.
— Build, activate and maintain a working Channel Partner network across the South Mumbai catchment.
— Personally handle top-tier CPs, IPCs (CBRE, JLL, Knight Frank, Cushman, Colliers, Savills, Anarock etc.), luxury boutique brokerages and wealth managers.
— Design and run the CP engagement calendar — JBP meetings, CP High Teas, launch meets, on-site walk-throughs, quarterly performance reviews.
— Track CP performance — walk-ins generated, conversion, brokerage cycle — and drive corrective action on non-performing CPs.
— Ensure timely, transparent brokerage payouts; troubleshoot payout disputes to preserve CP goodwill.
— Coordinate with the Closing team to feed back on lead quality; refine sourcing filters based on closing intelligence.
— Coordinate with Marketing on catchment-specific outreach, activations and hoarding placements to improve organic walk-ins.
— Identify catchment gaps and onboard new CPs / IPCs / wealth managers to fill them.
— Own the site’s sourcing MIS — CP-wise walk-ins, JBP status, brokerage MIS, conversion — and present it to leadership.
— Train, mentor and elevate Sourcing Managers into future site leaders.
CANDIDATE REQUIREMENTS
— MANDATORY: Must have strong hands-on experience in SoBo (South Mumbai) — specifically in Worli and Lower Parel micro-markets. Candidates without this exposure will not be considered.
— MANDATORY: Must have a strong, existing Channel Partner / IPC network in SoBo with a minimum of 20 active, productive CPs who have delivered consistent business in the last 12 months.
— MANDATORY: Must have personally handled / closed real-estate transactions with ticket sizes of ₹20 Cr and above. Candidates with only sub-₹20 Cr exposure will not be considered.
— 7+ years of residential real-estate sourcing / channel-sales experience, of which the majority must be in South Mumbai (Worli, Prabhadevi, Lower Parel, Parel, Byculla, Mahalaxmi, Tardeo, Dadar, Wadala, Mahim and adjacent).
— Demonstrable ticket-size comfort in the ₹5 Cr–₹50 Cr+ range — luxury or ultra-luxury residential sourcing.
— Prior experience with reputed South Mumbai developers preferred (Lodha, Oberoi, Piramal, Rustomjee, Raheja, Godrej, Sunteck, Runwal, Wadhwa, Adani Realty, DLF, K Raheja or peer).
— Prior team-leadership experience — has directly managed a team of 3+ Sourcing Managers or equivalent.
— Strong existing, warm CP / IPC / wealth-manager / family-office network in the South Mumbai catchment.
— Fluency in CP engagement formats — JBP, CP High Tea, Launch Meets, on-site walk-throughs, quarterly reviews.
— Sharp understanding of brokerage structures, incentive slabs and payout cycles across major South Mumbai CPs.
— Excellent spoken English; Hindi and Marathi proficiency strongly preferred.
— Executive presence and communication comfort with senior CP principals and IPC leadership.
— Comfortable with a 6-day working week and a weekday weekly off; open to being on-site during peak walk-in hours (weekends, evenings, holidays).
— Graduate qualification required; MBA preferred but not mandatory.
