Key Responsibilities
Identify and evaluate suitable land parcels based on business requirements and project feasibility.
Lead end-to-end land acquisition activities, including negotiations with landowners, brokers, and other stakeholders.
Conduct preliminary due diligence on land titles, ownership, encumbrances, and legal risks.
Review and interpret revenue records and land-related documents, including RTC/Pahani, Mutation, Survey Records, EC, and other statutory records.
Ensure compliance with applicable land laws, zoning regulations, and development norms.
Review and understand Comprehensive Development Plans (CDP), Master Plans, and zoning regulations to assess land suitability.
Liaise with government departments, revenue authorities, survey officials, registration offices, and local bodies for approvals and documentation.
Coordinate with legal, projects, finance, and external consultants to facilitate smooth land acquisition and registration processes.
Maintain accurate records of land transactions, approvals, and documentation.
Monitor regulatory changes related to land acquisition and advise management on potential impacts.
Build and maintain strong relationships with local stakeholders, government officials, and landowners.
Required Qualifications
Bachelor's degree in any discipline. A degree in Law, Civil Engineering, Urban Planning, or a related field will be an added advantage.
Relevant certifications or training in land management or real estate will be preferred.
Required Experience
9-10 years of experience in land acquisition with reputed organizations.
Proven experience in managing large-scale land acquisition projects and negotiations.
Experience working with government authorities and revenue departments is highly desirable.
Required Skills & Competencies
Strong understanding of revenue documents and land records.
Working knowledge of Comprehensive Development Plans (CDP), Master Plans, and zoning regulations.
Familiarity with land registration processes, title verification, and statutory compliance.
Excellent negotiation and stakeholder management skills.
Strong analytical and problem-solving abilities.
Ability to coordinate with multiple internal and external stakeholders.
Good documentation and reporting skills.
Proficiency in Microsoft Office applications.
Language Requirements
Fluency in the local language and Telugu is mandatory.
Good communication skills in English and Hindi will be an added advantage.
