ROLE OVERVIEW The Analyst, FP&A — NOI is individual contributor focused on execution, data integrity, and foundational analysis. This role partners with four regional Senior Managing Directors and their 20+ person teams, Blackstone executives, Capital Markets, Asset Management, Leasing, Property Operations, Construction, Development, and Accounting. Demonstrates ownership of assigned workstreams and proactively flags issues to senior team members. KEY RESPONSIBILITIES Build and maintain property-level NOI forecast models for use in quarterly reforecasts and annual budgets, ensuring accuracy across revenue and expense line items. Perform variance analysis comparing actual NOI results to budget and forecast, summarizing key drivers for senior review. Analyze operating expense data and assist with OpEx reporting, identifying trends and anomalies across the portfolio. Prepare data extracts and supporting schedules for monthly NOI reporting packages and Board materials. Audit financial data across Yardi, Anaplan, and other systems to ensure consistency and integrity of NOI outputs. Support Asset Management teams during budget season by providing templates, training, and troubleshooting assistance. Perform ad-hoc analyses on property performance, occupancy impacts, lease-up assumptions, and expense trends as directed. Perform other duties as assigned.
QUALIFICATIONS Bachelor's degree in Finance, Accounting, Economics, or a related field required. 1–3 years of experience in financial planning, accounting, or commercial real estate. Strong analytical skills and attention to detail. Advanced proficiency in Microsoft Excel; familiarity with financial systems and reporting tools preferred. Excellent written and verbal communication skills. Ability to work in a fast-paced, deadline-driven environment. Experience in real estate or financial services is preferred; knowledge of REIT performance metrics is a plus.
