About The Role

The Commercial Management function at WeWork oversees estimating, procurement, and cost management services for all Capital Projects, covering all stages, from inception to design, construction, and financial close-out. We are currently in search of a Commercial Manager to supervise these operations in the European markets, namely but not limited to Amsterdam, Barcelona, Berlin, Dublin, Frankfurt, Hamburg, Lisbon, London, Madrid, Milan, Munich, Paris, Prague, Warsaw, ensuring efficient commercial practices while upholding high quality and compliance standards. The ideal candidate should possess a strong capability of managing multiple projects of different scales, meeting deadlines prescribed and working out budgets consistently within a short timeframe. They should also demonstrate excellent collaboration skills across diverse teams at various stages of the design process. Additionally, the candidate should be self motivated, able to work independently, and a good team player. They shall demonstrate a genuine passion for the entire lifecycle of the project from design to completion.

Main responsibilities

  • Support the Territory Development Director to oversee the commercial governance for all capital projects throughout the entire project lifecycle for WeWork across multiple product lines for the European markets but also supporting globally as needed.
  • Lead all commercial activities, not limited to; estimating including presenting the estimates internally for approvals and to members for acceptance, budgeting and forecasting, issuing requests for proposals (RFPs), preparing and awarding of contracts to different trade contractors within the approved budget, tracking the expenditures/costs, evaluating change orders, for all the new development projects and or member customization projects. Typically including major projects (New WeWork assets), Capital Improvement projects (refurbishment of existing WeWork assets), and Member projects (Member customization projects).
  • Create and communicate preliminary feasibility cost plans and detailed construction estimates. Entail Value Engineering process, continuously advise on cost-saving opportunities throughout the design phase, and make recommendations for improving cost estimating procedures.
  • Provide support and leadership to the design, development and consultant teams to ensure best practice, best value and Design to Cost strategies are achieved.
  • Accountable for establishing, advising and delivering best value through procurement and tendering activities; leads & makes recommendations on the development pipeline procurement strategies and capital projects delivery model in line with company policies and procedures and to drive best value.
  • Responsible for (in conjunction with Procurement) the identification and selection of framework suppliers, ensure accuracy and validity of supply chain proposals and estimates, lead the subsequent bid placement recommendation.
  • Ensure all construction contracts are competitively bid and awarded at best value and minimum risk to the business and/or Member.
  • Advise on the proposed commercial terms on all construction contracts.
  • Assist the Legal Team relating to any contractual disputes arising from contract execution and advise on mitigation measures.
  • Effectively identify, raise and resolve project cost risks using standard company processes and systems.
  • Assist the Commercial Management function with the implementation and/or improvement of all cost control and management processes, strategies, etc.
  • Continually update in-house and localised Cost Catalogs, Benchmarking data and Pricing data.
  • Identifies cost trends to assist management in cost reduction and process improvement efforts.
  • Continuously review the existing pool of vetted vendors, bringing on board new vendors as required to ensure competitive pricing and a quality vendor group.
  • Administration works that are involved in the assigned commercial management works.

About You

  • Bachelor’s degree in Construction Engineering or Management or equivalent work experience is required
  • 3-5 years of general construction estimating experience in commercial interior fit-outs
  • 3-5 years experience in bidding, leveling, negotiating & awarding construction contracts (lump sum, negotiated work, pre-construction services & GMP)
  • Fluent in English and at least one other language of: German (preferred), Italian, Dutch, Polish, Spanish, French also frequently spoken at work.
  • Ideally familiar with the German VOB.
  • Well-developed estimating, financial analysis, budgeting and computer skills are required
  • Excellent take-off skills with Procore, Bluebeam, Revit or other similar softwares
  • Good knowledge in contract management and commercial management
  • Possess impeccable interpersonnel communication skills and negotiation skills, verbal and written
  • Highly resourceful problem solver and quick learner
  • Demonstrated ability to consistently meet deadlines
  • Strong time management skills and experience managing multiple projects simultaneously
  • Reliable, focused, and detail-oriented
  • Excels under pressure and can maintain a calm demeanor at all times
  • Ability to work both independently and cooperatively in a fast-paced environment
  • Computer skills of using Microsoft office, Google Workspace and ERP systems such as Workday. Ability to use Procore Estimating, Bidding, Project Management, Financials is a plus.
