Mid-Term Rental Specialist for Real Estate Company

WavyStay is a fast-growing real estate and property management company specializing in short-term and mid-term housing solutions across the U.S. As we expand our mid-term rental division, we're looking for a highly skilled and self-motivated Mid-Term Rental Specialist to help us secure rental inventory, build referral partnerships, place qualified tenants, and scale operations. What You'll Do This role requires someone who is confident in sales, well-versed in real estate operations, and comfortable managing multiple moving parts from lead to lease. Your main goal will be to source properties and fill them with high-quality, 30+ day tenants (travel professionals, corporate clients, and insurance displacements). Core Responsibilities 🟢 Property Acquisition & Lead Generation • Source rental properties using tools like PropStream, Zillow, Furnished Finder, Facebook Marketplace, Roomies, and skip tracing software • Contact and negotiate with landlords, real estate agents, and property managers to secure rental opportunities • Build pipelines of available mid-term housing inventory 🟢 Tenant Sourcing & Placement • Manage all communications with tenant leads from inquiry to signed lease • Work with insurance adjusters, travel nurse agencies, relocation companies, and corporate clients to match properties with tenant needs • Handle tenant applications, background checks, and lease creation • Ensure a smooth onboarding experience for both tenants and landlords 🟢 CRM, Communication & Marketing • Use Go High Level CRM (or similar) to manage and track all leads and communications • Create and send email and text drip campaigns to warm leads • Make outbound calls and follow-ups with potential tenants and landlords • Organize and maintain detailed tracking spreadsheets or dashboards 🟢 Listing Management • List properties on platforms like Zillow Rentals, Furnished Finder, Airbnb (30+ days), Facebook, and Roomies • Optimize listing copy, pricing, and visuals for better visibility and conversions • Track listing performance and update availability regularly 🟢 Partnership & Relationship Building • Build relationships with key insurance relocation companies, adjusters, and corporate housing managers • Maintain ongoing relationships for repeat business and referrals • Assist in developing SOPs and outreach systems for scale Required Experience & Skills ✅ 2+ years experience in real estate, property leasing, or housing placement ✅ Previous experience working with landlords, property managers, or relocation clients ✅ Strong sales, negotiation, and follow-up skills ✅ Proficiency in tools like PropStream, Go High Level, Slack, Google Workspace ✅ Experience listing and managing units on major rental platforms ✅ Excellent English communication, both written and spoken ✅ Able to work independently, meet deadlines, and stay organized ✅ Familiarity with lease creation, tenant screening, and rental compliance Bonus Skills (Not Required, but Nice to Have) • Experience working with insurance housing or temporary corporate relocation housing • Familiar with Airbnb, Booking.com, or short-term rental management • Understanding of real estate contracts and tenant-landlord law in U.S. states Perks & Compensation 💰 Hourly Pay (Based on experience) 💼 Commissions for every successfully placed tenant 📈 Performance-based bonuses 📆 Weekly pay with opportunities for long-term, full-time placement within the company
