Role Overview
We are seeking a highly skilled and detail-oriented Virtual Design and Construction (VDC) Coordinator to join our modular construction team. In this role, you will be the bridge between digital design, factory manufacturing, and on-site assembly.
Unlike traditional construction, modular projects require absolute geometric precision and flawless data management before fabrication begins. You will be responsible for managing BIM model coordination, executing 4D (scheduling) and 5D (cost) simulations, and maintaining the strict administration of project documentation, transmittals, and submittals within our Common Data Environment (CDE).
Key Responsibilities1. BIM Coordination & Advanced Clash Detection
- Manage, append, and maintain the federated 3D model combining structural, MEP, architectural, and manufacturing fabrication models.
- Run rigorous clash detection reports using Autodesk Navisworks or Revizto, filtering out "noise" to identify critical hard and soft clashes.
- Lead weekly coordination meetings with design partners, MEP engineers, and factory production teams to assign clash ownership and drive resolutions.
- Ensure all modules are geometrically coordinated to millimetre-level accuracy to guarantee a perfect fit during on-site crane installation.
2. 4D (Scheduling) & 5D (Cost) Integration
- 4D Simulation: Link the coordinated BIM model to the master project schedule (using Synchro 4D or Navisworks) to visually simulate factory production sequencing, logistics/shipping, and on-site staging and assembly.
- 5D Quantities: Extract accurate Quantity Take-Offs (QTO) from the models to assist estimation teams with cost tracking, material procurement, and factory waste reduction.
- Monitor look-ahead schedules to identify potential spatial-temporal conflicts (e.g., crane radius conflicts or factory floor bottlenecks) before they impact production.
3. Document Control, Transmittals & Submittals
- Act as the primary administrator for the project’s Common Data Environment (CDE) (e.g., Autodesk Construction Cloud / BIM 360, Procore).
- Establish and enforce strict data workflows, ensuring the factory floor always operates using the absolute latest "Approved for Construction" model and drawing versions.
- Manage the formal Transmittal process for all model exchanges, design updates, and shop drawings to maintain a bulletproof audit trail.
- Oversee the Submittal and RFI (Request for Information) workflows, tracking vendor and material approval schedules to prevent supply chain delays to the assembly line.
Required Skills & QualificationsTechnical Proficiencies
- BIM/VDC Software: Advanced proficiency in Autodesk Revit, Navisworks Manage, and a major CDE (Autodesk Construction Cloud/BIM 360 or Procore) is mandatory.
- 4D/5D Tools: Experience with Synchro 4D, Navisworks Simulate, or Assemble Systems.
- File Formats: Deep understanding of IFC, DWG, RVT, and NWD file structures and data schemas.
Education & Experience
- Bachelor’s degree in Architecture, Engineering, Construction Management, or a related technical field.
- 3–5+ years of experience in a BIM/VDC coordination role.
- Preferred: Prior experience in Prefabricated, Volumetric Modular, or Off-Site Manufacturing construction workflows.
