Job Summary
We are seeking a detail-oriented and analytical professional for the role of Senior Associate – Real Estate, Gift & 409A Valuation. The candidate will be responsible for performing valuation engagements for financial reporting, tax compliance, estate & gift taxation, and regulatory purposes. The role involves financial modeling, market research, report preparation, and client coordination.
Key Responsibilities
Real Estate Valuation:
- Perform valuation of commercial, residential, and industrial properties using income, market, and cost approaches.
- Conduct highest & best use analysis and feasibility assessments.
- Review lease abstracts, rent rolls, operating statements, and property-level financials.
- Perform discounted cash flow (DCF) modeling and capitalization rate analysis.
- Conduct market research and comparable transaction analysis.
Gift & Estate Tax Valuation:
- Prepare valuations for estate and gift tax reporting in compliance with Internal Revenue Service (IRS) guidelines.
- Value closely held businesses, partnership interests, and intangible assets.
- Apply discounts for lack of control (DLOC) and lack of marketability (DLOM).
- Support valuation analyses for wealth transfer planning.
409A Valuation:
- Perform fair market valuation of common stock and complex securities in accordance with Internal Revenue Code Section 409A.
- Develop option pricing models (OPM), PWERM, and hybrid methods.
- Allocate enterprise value across different classes of securities.
- Prepare comprehensive 409A reports for startups and growth-stage companies.
- Coordinate with auditors and external stakeholders for review and compliance.
Additional Responsibilities:
- Prepare detailed valuation reports with clear documentation and defensible assumptions.
- Review work of junior associates and provide guidance.
- Interact with clients to collect financial data and clarify assumptions.
- Stay updated on valuation standards and regulatory requirements.
- Assist in business development and proposal preparation, if required.
Qualifications:
- CA / CPA / CFA / MBA (Finance) or equivalent.
- 3–6 years of relevant valuation experience.
- Strong knowledge of financial modeling and valuation methodologies.
- Proficiency in MS Excel and financial modeling tools.
- Understanding of US GAAP and fair value measurement concepts.
