PRINCIPAL DUTIES:
The maintenance technician’s duties include but are not limited to the following:
- Painting: paints interior and exterior plant and equipment of Tockwotton on the Waterfront such as rooms and corridors, doors and fences; plans and manages use of painting contractors for selected tasks.
- HVAC Systems: cleans and maintains exhaust fans in all rest rooms and bathrooms; cleans and maintains exhaust fans for AL laundry rooms; carries out AL air filter replacement semi-annually; carries out replacement of main HVAC system filters.
- Beds, wheelchairs and equipment: repairs and maintain beds and wheelchairs, including controls.
- Landscaping & grounds keeping: works to keep campus clean of debris
- Snow removal: performs regular plowing, shoveling, salting and sanding of walks during winter weather.
- Water supply: performs daily hot water checks and communicates with supervisor if outside normal range.
- Resident services: Hangs pictures and door plates for residents; moves furniture and boxes to assist residents
- Life Safety/ Fire Safety: Adheres to all regulations put forth by the CMS and ensures building compliance.
The maintenance technician also performs miscellaneous other maintenance tasks as needed, in such areas as TV, cable and telephone problem trouble-shooting; minor plumbing repairs, lightbulb replacement and trash removal.
