We have an immediate need for a full-time Assistant Property Manager to join the team at Pinnacle Living at Forts Ferry, one of United Group's professionally managed multi-family communities located in Latham, NY. To learn more about our property, visit their website: https://www.pinnaclelivingatfortsferry.com

Marketing + Leasing Assistance

  • Assists with preparing advertising and marketing materials
  • Prepares regular market surveys
  • Responsible for completing and distributing weekly and/or monthly sales reports
  • Makes recommendations to improve marketing and leasing programs

Program Planning

  • Uses a foundation of creativity to develop new programs and coordinate activities for residents that support the SUN® program in alignment with the budget provided, and that coincide with residents’ interests
  • Plans, organizes, leads / instructs, participates, and supervises residents in crafts, games, sports, and recreational and cultural activities
  • Documents resident activity and personal work activity through notes or other written documentation

Resident Management + Service

  • Assists in all phases of rent collection process and rent manager program
  • Reviews the Property complaint log to identify areas in need of remediation or assistance 
  • Plans, assists with, and supports on-site resident events and programming 

Financial Reporting + Control

  • Prepares all accounts payable for Property Manager's approval
  • Prepares all month end reports for Property Manager's approval
  • Assists in the preparation of the budget
  • Reports on variances from budget
  • Prepares all paperwork relating to move-ins and move-outs

Administrative Assistance

  • Inputs all data into computer system
  • Prepares all necessary paperwork and items related for resident move-ins and/or renewals
  • Demonstrates the ability to handle emergencies that may arise on site
  • Communicates all problems and makes recommendations to the Property Manager

Maintaining Physical Asset

  • Assists with performing follow-up inspections of maintenance work orders
  • Makes regular inspections of the property grounds, including all common hallways/areas, interior, and exterior spaces as needed 
  • Assists the Maintenance team by making recommendations for physical repairs, replacements, and/or improvements when identified and approved
  • Recommends purchasing supplies, materials, equipment, and related items was needed and when approved

Driving Requirements

  • As needed, transports residents to and from appointments and activities, operating and maintaining the Company vehicle (van/bus, etc.) in a safe and legal manner 
  • A minimum of three (3) years driving experience is required if the position will be responsible for driving or considered to be a driving role

Job Overview + Requirements:

  • Job Type: Leasing and Activities Coordinator; $22 – $24 per hour plus Bonus Program 
  • Work Hours: Full Time; Monday through Friday, 8:00am to 4:30pm (evenings and weekends as needed based on community events)
  • Physical Requirements: Light lifting and carrying
  • Required Education: Bachelors degree or related experience in Sales/Marketing and Event Coordination 
  • Required Experience: 1 -2 years of property management experience, specifically leasing and/or activities coordination. Working knowledge of Microsoft Office, Entrata and Canva preferred. 
  • Certifications: Professional designations, i.e. Certified Professional Manager (CPM), Accredited Residential Manager (ARM), or equivalent industry designation preferred. 
  • Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication, sales, and negotiation skills; Ability to solve problems involving residents and challenging situations
