Job Summary: We are seeking an experienced, highly organized, detail-oriented, and proactive Remote Property Compliance & AppFolio Migration Specialist NYC Residential Buildings to manage regulatory compliance and system onboarding for a portfolio of residential buildings in New York City. This role requires effective communicate with tenants, building staff, and regulatory agencies. The ideal candidate will have a strong understanding of NYC housing laws, including DOB, DHCR, and NYCHA/HPD Section 8 regulations. Responsibilities include overseeing annual registrations, inspections, tenant notifications, and documentation to ensure full compliance with city and state housing requirements. Additionally, the candidate must have hands-on experience with migrating data from Yardi or spreadsheets into AppFolio, including full onboarding and setup within the platform. Familiarity with government portals such as PROS, DOB NOW, and DHCR systems is essential, as is experience with property management bookkeeping specific to New York regulations and subsidy programs. Key Responsibilities: Migration to AppFolio: Upload spreadsheets on AppFolio and ensure the migration and onboarding is done correctly. Lease Management: Administer leases end-to-endprepare, review, renew, and track compliance. Tenant Relations: Deliver excellent support from move-in to move-out, addressing concerns effectively.Regulatory Compliance ManagementManage Annual Property Registration with the NYC Department of Housing Preservation and Development (HPD) through the Property Registration Online System (PROS).File Annual Bed Bug Reports as required by Local Law 69 of 2017, including infestation tracking and required tenant notifications.Deliver Bed Bug Disclosure Notices to tenants within 72 hours of confirmed infestations, in compliance with privacy laws and notification standards.Housing Program AdministrationCoordinate Rent Stabilization Registrations for applicable units with the New York State Division of Housing and Community Renewal (DHCR), including Annual renewals by July 31 and Initial filings within 90 days of units becoming subject to rent stabilization.Track and resolve any compliance issues or penalties related to rent stabilization.Permits, Certifications, and InspectionsOversee acquisition and renewal of Certificates of Occupancy (CO)from the NYC Department of Buildings (DOB), ensuring all inspections and construction milestones are completed.Conduct annual lead-based paint inspections for pre-1960 buildings in accordance with Local Law 1 of 2004, and manage all remediation and recordkeeping. Manage and track building permits for: Structural modifications, Electrical, plumbing, and HVAC installations, Demolition work. Ensure all work complies with NYC Building Code and DOB permitting requirements.Vacant Property OversightRegister vacant properties in municipalities that require it, typically within 30 days of vacancy.Ensure annual renewal of vacant property registrations and proper maintenance to prevent public nuisance status.Documentation & CommunicationMaintain accurate and organized compliance records for all buildings.Serve as the primary liaison between ownership, city agencies, and tenants regarding all compliance-related matters.Provide clear communication to tenants regarding inspections, reports, and legal notices.Financial OversightSupport bookkeeping in general review financials, resolve discrepancies, and process invoices.Perform other tasks related to the position.
