Maintenance Supervisor – Technical / Electrical
Department - Engineering / Maintenance / Facilities
Qualification - ITI / Diploma / Degree in Electrical, Mechanical or relevant technical field
Experience Required - Minimum 3 years of experience as a Maintenance Supervisor in facility, campus, hospitality, commercial or institutional maintenance.
Reporting To - Maintenance Manager / Engineering Manager / Facility Manager

1. Role Purpose
The Maintenance Supervisor shall supervise daily technical and electrical maintenance operations, ensure timely complaint resolution, maintain engineering equipment in safe working condition, coordinate technicians and vendors, and ensure proper documentation of preventive and breakdown maintenance activities.

2. Key Technical Knowledge Required:
* GO / DO system, transformer operation & maintenance, HT/LT panels.
* DG sets, AMF panels, synchronisation/changeover arrangements, diesel and battery monitoring.
* Main distribution panels, sub-distribution panels, DBs, MCCBs, MCBs, contactors, relays and earthing.
* Electrical cables, terminations, cable dressing, insulation testing and fault identification.
* Motors, starters, pumps, fans, exhaust fans and ventilation equipment.
* Lift operation, AMC coordination and breakdown follow-up.
* Fire-fighting systems including fire pumps, hydrants, hose reels, extinguishers and fire panels.
* Basic civil, plumbing, carpentry and appliance maintenance.

3. Key Responsibilities
Electrical & Equipment Maintenance:
* Supervise operation and maintenance of transformers, HT/LT panels, DG sets, distribution panels, DBs, motors, pumps, fans and associated electrical equipment.
* Monitor load, temperature, abnormal sound, loose connections, cable heating and overall equipment condition.
* Attend electrical complaints, guide technicians in fault rectification and ensure safe work practices, including LOTO/PTW and PPE where applicable.
Preventive & Breakdown Maintenance:
* Implement preventive maintenance schedules and complete PM checklists for critical equipment.
* Identify defects before breakdowns and coordinate corrective maintenance.
* Maintain DG logs, transformer inspections, HT/LT panel inspections and equipment history records.
Multi-Trade Maintenance:
* Supervise and coordinate maintenance related to electrical, plumbing, carpentry, civil works, appliances, lifts and fire-fighting systems.
* Coordinate with AMC vendors for inspections, servicing, breakdowns and statutory compliance.
Complaint & Maintenance Management:
* Receive, assign, monitor and close maintenance complaints within defined timelines.
* Analyse recurring complaints, maintain complaint trackers and ensure proper closure documentation.
Team, Vendor & Documentation Management:
* Supervise technicians and coordinate vendor activities, ensuring work quality, productivity and timely completion.
* Maintain maintenance records including complaint registers, PM checklists, material consumption, duty rosters, daily work reports and monthly maintenance summaries.

Required Skills & Competencies:
* Strong practical knowledge of electrical systems, facility maintenance and safety practices.
* Ability to diagnose faults, coordinate preventive maintenance and manage multi-trade maintenance activities.
* Supervisory experience in managing technicians, vendors, work allocation and complaint resolution.
* Basic computer proficiency for maintaining reports, logbooks and trackers.
* Good communication, discipline, ownership and follow-up skills.

Preferred Candidate Profile:
Technically sound, disciplined and proactive professional with hands-on experience in electrical maintenance and facility operations, capable of independently managing day-to-day maintenance activities across electrical, plumbing, carpentry, civil, lift, fire-fighting and appliance maintenance.
