Position Overview
Senior technical leadership role responsible for comprehensive facility management of commercial building operations, with focus on electrical systems, technical services delivery, vendor coordination, and regulatory compliance.
Required Qualifications
Education & Experience:
- Bachelor of Engineering (BE) in Electrical Engineering
- 12-15 years of progressive facility management experience in commercial buildings
- Proven track record in technical operations and team leadership
Key Responsibilities
Technical Operations Management: Oversee all building technical systems with emphasis on electrical infrastructure including HT/LT panels, DG sets, UPS systems, lighting, fire alarm systems, and building automation systems. Ensure optimal performance, reliability, and energy efficiency of all MEP (Mechanical, Electrical, Plumbing) systems. Lead preventive and corrective maintenance programs to minimize downtime and extend equipment lifecycle. Implement technical solutions for operational challenges and drive continuous improvement initiatives.
Vendor & Contract Management: Manage relationships with technical service providers, contractors, and equipment suppliers. Negotiate contracts, service level agreements, and annual maintenance contracts to ensure cost-effectiveness and quality service delivery. Monitor vendor performance against established KPIs and SLAs. Conduct regular vendor audits and performance reviews. Coordinate with procurement for technical equipment and spare parts management.
Team Leadership & Development: Lead and mentor a team of technical supervisors, engineers, and technicians across multiple disciplines. Establish clear performance objectives and conduct regular performance evaluations. Develop training programs to enhance team technical competencies and safety awareness. Foster a culture of accountability, collaboration, and operational excellence. Manage shift schedules, resource allocation, and workload distribution.
Compliance & Safety Management: Ensure full compliance with statutory requirements including electrical safety regulations, fire safety norms, environmental regulations, and local authority mandates. Maintain all required licenses, permits, and certifications for building operations. Conduct regular safety audits and risk assessments. Implement and monitor safety protocols and emergency response procedures. Coordinate inspections with regulatory authorities and ensure timely resolution of compliance gaps.
Reporting & Documentation: Prepare comprehensive technical reports, management dashboards, and performance metrics for senior leadership. Maintain accurate documentation of all technical systems, maintenance records, incident reports, and compliance certificates. Track and report on key operational metrics including equipment uptime, energy consumption, maintenance costs, and service delivery performance. Present technical recommendations and capital expenditure proposals with detailed cost-benefit analysis.
Budget & Cost Management: Develop and manage annual operational and maintenance budgets for technical services. Monitor expenses against budget allocations and identify cost optimization opportunities. Evaluate technical investments and recommend capital improvements with clear ROI justification.
Stakeholder Management: Serve as primary technical liaison with building occupants, property management, and corporate facilities teams. Address technical concerns and service requests promptly and professionally. Coordinate with internal departments for planned maintenance activities and system upgrades.
Required Competencies
Technical Expertise:
- Advanced knowledge of electrical systems, power distribution, and building services
- Strong understanding of HVAC, fire fighting, plumbing, and BMS/IBMS systems
- Familiarity with energy management and sustainability practices
- Knowledge of relevant codes and standards (NBC, IS standards, local regulations)
