Position Overview
Technical Executives in commercial buildings oversee the technical operations, maintenance, and facility management systems that keep properties running efficiently and safely. They serve as the bridge between building operations, engineering teams, and property management.
Key Responsibilities
Building Systems Management Supervise and coordinate all mechanical, electrical, and plumbing (MEP) systems including HVAC, fire safety, electrical distribution, plumbing, and building automation systems. Ensure optimal performance through regular monitoring and preventive maintenance programs.
Maintenance Coordination Develop and implement comprehensive maintenance schedules for all building equipment and systems. Coordinate with contractors, vendors, and internal maintenance teams to execute repairs and upgrades. Track work orders and ensure timely completion of service requests.
Compliance and Safety Ensure building operations comply with local building codes, safety regulations, environmental standards, and industry best practices. Maintain all required certifications, permits, and inspection records. Conduct regular safety audits and implement corrective actions as needed.
Energy Management Monitor energy consumption patterns and implement efficiency measures to reduce operating costs. Optimize HVAC scheduling, lighting controls, and equipment operations to balance tenant comfort with sustainability goals.
Technical Reporting Prepare regular reports on building performance, maintenance activities, energy usage, and operational costs. Document incidents, equipment failures, and corrective actions. Maintain accurate records of all technical documentation and as-built drawings.
Tenant Relations Respond to tenant technical concerns and service requests promptly. Coordinate with property management to address comfort complaints, system issues, and facility improvements. Maintain positive relationships with building occupants.
Required Qualifications
- Diploma or degree in Mechanical/Electrical Engineering, Facilities Management, or related technical field
- 3-5 years of experience in commercial building operations or facilities management
- Strong understanding of MEP systems and building automation technologies
- Knowledge of building codes, safety regulations, and compliance requirements
- Proficient in computerized maintenance management systems (CMMS)
- Excellent problem-solving and organizational skills
- Strong communication abilities for coordinating with diverse stakeholders
