Job Summary:
We are seeking an experienced and detail-oriented Lead Mortgage Appraisal Analyst / Lead Appraisal Quality Control Specialist to join our US Mortgage Operations team in Pune. The ideal candidate will possess strong expertise in reviewing, analyzing, validating, and quality-checking residential appraisal reports used in mortgage underwriting. The role requires deep understanding of US mortgage appraisal standards, valuation methodologies, appraisal compliance guidelines, and appraisal risk assessment. The candidate should be capable of independently reviewing appraisal reports, identifying inconsistencies, unsupported adjustments, missing exhibits, valuation risks, and guideline violations while mentoring junior analysts and ensuring high-quality appraisal review operations.
Roles & Responsibilities:
• Review residential appraisal reports for accuracy, completeness, and compliance
• Perform detailed appraisal QC reviews for conventional, FHA, and VA loans
• Validate appraisal data against Fannie Mae and Freddie Mac guidelines
• Review appraisal effective dates, validity periods, and compliance requirements
• Analyze comparable property selection, adjustments, and marketability
• Review GLA (Gross Living Area) calculations and adjustment logic
• Evaluate property condition, quality ratings, and neighborhood analysis
• Validate basement, foundation, zoning, and site utility information
• Review location maps, sketches, subject photos, and comparable photographs
• Ensure all required appraisal exhibits and supporting documentation are attached
• Identify unsupported adjustments, valuation discrepancies, and appraisal red flags
• Review reconciliation sections and final opinion of value
• Escalate high-risk appraisal issues and recommend corrective actions
• Ensure compliance with USPAP, FHA/HUD, VA, FNMA, and Freddie Mac requirements
• Strong working knowledge of 1004 – Uniform Residential Appraisal Report
• Strong working knowledge of 1004C – Manufactured Home Appraisal Report
• Strong working knowledge of 1073 – Condominium Appraisal Report
• Strong working knowledge of 1025 – Small Multi-Family Residential Income Property Report
• Analyze comparable sales and adjustment methodologies
• Review positive and negative comparable adjustments
• Validate comparable proximity, sales dates, and market trends
• Understand bracketed comparable selection and paired sales analysis
• Review market condition adjustments and time adjustments
• Evaluate Sales Comparison, Cost, and Income approaches
• Analyze final value reconciliation and supportability
• Strong understanding of public vs private streets
• Strong understanding of gated community considerations
• Strong understanding of property zoning and land use
• Strong understanding of utilities including electricity, gas, water, sewer, and septic systems
• Strong understanding of foundation types and structural concerns
• Strong understanding of full basement vs partial basement analysis
• Strong understanding of adverse site conditions and flood zone considerations
• Lead appraisal QC and review teams
• Support training and mentoring of junior analysts
• Conduct quality audits and process reviews
• Ensure SLA adherence and operational quality standards
• Assist management with escalations and complex appraisal scenarios
• Drive continuous process improvement initiatives
Required Skills:
• Strong residential appraisal review experience
• Mortgage underwriting and collateral review knowledge
• Strong understanding of USPAP fundamentals
• Expertise in appraisal terminology and valuation methodologies
• Knowledge of FNMA, Freddie Mac, FHA, and VA appraisal guidelines
• Experience in appraisal QC checklist reviews
• Appraisal risk analysis and compliance review capability
• Strong analytical and documentation review skills
• Excellent attention to detail
Preferred Experience:
• 5–10 years of experience in US Mortgage Appraisal Review / QC
• Experience in mortgage underwriting or collateral underwriting
• Experience reviewing residential appraisal reports
• Exposure to US mortgage servicing and valuation processes
• Experience handling complex appraisal review scenarios
• Prior team handling or lead experience preferred
