Job Title: Senior Specialist-Real Estate

Job Purpose
The
Senior Specialist – Real Estate will be responsible for identifying and acquiring properties for bank branches and offices across India. The role involves strategic space management, deal structuring, stakeholder coordination, and ensuring compliance with legal and internal standards. The incumbent will play a key role in optimizing real estate investments and supporting business operations through effective property management.
Role & Responsibilities
- Identify suitable properties for bank branches and offices across Pan India.
- Optimize space utilization and ensure alignment with business requirements.
- Structure real estate deals in the best interest of the bank.
- Ensure commercial terms are in line with the prevailing micro-market conditions.
- Coordinate with internal and external stakeholders for approvals and consents.
- Ensure all documentation is completed in accordance with the bank’s legal guidelines.
- Adhere to Standard Operating Procedures (SOPs) and maintain compliance.
- Conduct financial analysis and feasibility studies for real estate projects.
- Visit properties to assess condition and recommend alterations or maintenance.
- Maintain accurate and complete documentation for all real estate transactions.
- Build and manage strong relationships with landlords and negotiate favorable contracts.
- Support administrative and field staff to enhance operational performance.
- Collaborate with legal teams to address real estate-related legal matters.
- Ensure compliance with all real estate service regulations.
- Provide necessary materials and services to business/support units for smooth operations.
- Foster a collaborative work environment that encourages shared learning and ownership.
- Address landlord queries related to payments, TDS, GST, and maintenance.
- Manage stressed assets effectively.
- Coordinate with the design team to optimize layout designs based on site conditions and business needs.
- Experience in real estate acquisition, property management, and deal structuring.
- Experience in handling legal documentation and compliance in real estate.
- Familiarity with micro-market analysis and commercial negotiations.
- Strong analytical and financial modeling skills.
- Excellent negotiation and stakeholder management abilities.
- Knowledge of legal and regulatory frameworks related to real estate.
- Effective communication and interpersonal skills.
- Ability to work collaboratively across teams and departments.
- Attention to detail and commitment to compliance.
- Proactive approach to problem-solving and decision-making.
- Managerial & Leadership Responsibilities
- Ensure adherence to established benchmarks and processes for finalizing commercial terms and other key parameters.
- Timely roll-outs of real estate projects.
- Zero escalations from business units and external stakeholders.
- No Internal Audit (IA) observations.
- Effective cost control measures.
Educational Qualifications:
Graduation: Bachelor of Commerce (B.com) / Bachelor of Science (B.Sc) / Bachelor of Arts (BA) / Bachelor of Business & Insurance (BBI) / Bachelor of Management Studies (BMS)
Post-Graduation: Master of Business Administration (MBA) / Master of Commerce (M.com) / Master of Arts (MA)
Experience : 5 – 10 years of relevant experience
