Position: Senior Site Manager (Civil)
Location: IILM University, Gurugram
IILM University is looking for a Senior Site Manager (Civil) who will be the primary authority on the ground, responsible for the complete delivery of a 3,50,000 sq ft university campus, from civil execution through MEP integration, finishing, and handover. The role demands an individual who can lead people, manage contracts, own the schedule, and engage confidently with the client, PMC, and design consultants.
Project overview
The project involves construction of a new university campus comprising of academic blocks, administrative facilities, common areas, and associated external development. The structural system is RCC framed, designed to LEED Platinum / GRIHA standards, with architecture by an international design consultancy. The project involves multiple specialist contractors across civil, MEP, façade, landscape, and interior works.
Key responsibilities
- Own end-to-end delivery of the project — scope, schedule, cost, quality, and safety — reporting directly to the client's Head of Projects.
- Develop and maintain the master construction programme (Primavera P6 / MS Project); drive look-ahead planning, milestone tracking, and recovery scheduling when required.
- Lead the on-site team comprising site managers, civil engineers, MEP coordinators, billing engineers, and administrative staff.
- Manage all civil construction activities: substructure, RCC superstructure, envelope works, internal finishing, external development, and statutory compliance.
- Coordinate multi-disciplinary interfaces — structural, architectural, MEP, façade, landscape — ensuring sequencing, clash resolution, and trade handovers are managed proactively.
- Lead weekly progress review meetings with the PMC, design consultants, and contractors; prepare and present MIS reports to the client leadership.
- Oversee contractor and subcontractor performance: award, mobilisation, day-to-day management, and resolution of contractual issues, claims, and disputes.
- Review and approve RA bills, variation orders, and deviation statements in coordination with the QS / billing team; control cost-at-completion against the sanctioned budget.
- Enforce QA/QC procedures across all work packages; lead non-conformance review and closure; ensure all ITPs, material approvals, and inspection records are maintained.
- Champion site safety — implement and audit the project HSE plan, conduct incident investigations, and ensure statutory compliance at all times.
- Manage statutory approvals, liaison with local authorities (DTCP, fire NOC, structural NOC, utility connections), and project commissioning and handover documentation.
- Drive LEED / GRIHA compliance on site — coordinate with sustainability consultants, ensure material tracking, waste management, and energy/water performance targets are met.
- Anticipate project risks; maintain the risk register and implement mitigation measures proactively.
Qualifications & experience
- B.E. / B.Tech in Civil Engineering (mandatory)
- M.Tech in Construction Management / PMP certification preferred
- 18 years of experience in building construction, with at least 5 years in a Senior Site Manager role
- Proven track record of independently delivering projects of ≥3 lakh sq ft
- Prior experience in educational campus projects strongly preferred
- Strong command of Primavera P6 or MS Project
- Proficiency in AutoCAD; working knowledge of Revit / BIM coordination
- Thorough knowledge of IS codes, NBC, CPWD specifications
- Familiarity with LEED / GRIHA rating systems and green building practices
- Experience with ERP / project management platforms (SAP, Procore, or similar)
