About the Opportunity
Offshore Minds is a Real Estate Knowledge Process Outsourcing (KPO) firm dedicated to providing institutional-quality financial modeling, underwriting, and accounting support within the commercial real estate sector. We partner with boutique investment firms, family offices, and CPA practices across the U.S., UK, and Australia.
We are hiring a skilled Senior Real Estate Analyst specializing in CRE underwriting and Argus Enterprise modeling to support our U.S. and UK-based clients. This role requires someone who is confident managing client communication and capable of owning the model, the memo, and the investment thesis from first read of the OM through to IC presentation.
The ideal candidate has hands-on experience in Argus Enterprise, advanced Excel underwriting, and investment memo preparation across multiple asset classes. They understand CRE fundamentals end to end and can independently manage multiple deal files at once.
Key Responsibilities
- Build and audit detailed Argus Enterprise models covering rent rolls, leasing assumptions, recoveries, and capital projects
- Develop dynamic Excel underwriting models, DCFs, equity waterfalls (IRR-based and tiered promote), debt schedules, and sensitivity tables
- Draft institutional-quality investment memos, broker opinions of value (BOVs), and pitch materials for IC presentations
- Review T-12s, rent rolls, OMs, and leases. Pressure-test sponsor assumptions and flag risk items
- Pull and synthesize market data from CoStar, REIS, Yardi, Trepp, and broker reports
- Serve as the primary point of contact for assigned client engagements
- Mentor junior analysts and review their modeling output
- Contribute to model templates, process documentation, and quality-control checklists
Requirements
- 2 to 6 years of hands-on CRE underwriting experience at a real estate PE firm, REIT, debt fund, brokerage, or KPO
- Advanced proficiency in Argus Enterprise. Able to build a model from a blank file and troubleshoot another analyst's work
- Expert-level Excel: complex formulas, INDEX-MATCH, dynamic arrays, scenario manager, and clean model architecture
- Strong grasp of CRE fundamentals: cap rates, NOI walks, DSCR, loan sizing, equity waterfalls, and JV structures
- Experience underwriting across at least two asset classes. Industrial, multifamily, or office preferred
- Excellent written English. Comfortable drafting memos that a U.S. principal can send to IC with minimal edits
- Bachelor's or Master's degree in Finance, Real Estate, Economics, Accounting, or a related field
- CFA, MAI, or MBA candidates welcomed
