Role Overview
Raveshia Realty is seeking a high-performing Sales Manager to lead sales for its mixed-use developments in Ghatkopar—The Metropole (Commercial) and Aryana Heights (Residential).
The role requires a strong background in commercial real estate sales, especially shops, offices, and pre-leased assets, along with the agility and mindset to drive residential unit sales. The Sales Manager will work closely with channel partners, internal teams, and leadership to achieve revenue targets while maintaining pricing discipline and brand positioning. Both Sourcing and Closing is expected from the desired candidate.
Key Responsibilities
Commercial Sales – The Metropole
- Drive sales of commercial shops and office spaces, including pre-leased inventory.
- Identify, onboard, and manage a strong channel partner (CP) network focused on commercial real estate.
- Handle negotiations with investors, HNIs, and institutional buyers.
- Structure and close pre-leased transactions, ensuring clarity on yields, lease terms, and documentation.
- Maintain control over pricing, inventory movement, and deal structuring.
- Track market trends, competing developments, and absorption levels in the Ghatkopar–Central Mumbai belt.
Residential Sales – Aryana Heights
- Actively contribute to sales of residential units, working with walk-in customers and channel partners.
- Explain project positioning, layouts, pricing, payment plans, and amenities confidently.
- Support site visits, negotiations, booking closures, and post-booking coordination.
- Ensure a smooth client experience from enquiry to agreement.
Channel Partner Management
- Build and nurture long-term relationships with key channel partners across commercial and residential segments.
- Conduct CP briefings, site visits, and deal reviews.
- Drive focused CP campaigns for specific inventory (pre-leased, bulk deals, premium units, etc.).
- Monitor CP performance and ensure compliance with company policies.
Sales Operations & Reporting
- Maintain accurate sales MIS, pipeline tracking, and forecasting.
- Coordinate with CRM, finance, and strategy teams for seamless closures.
- Ensure all documentation, compliance, and booking processes are followed correctly.
- Provide regular sales updates and market intelligence to senior management.

Candidate Profile
Experience & Background
- 6–10 years of experience in real estate sales, with strong exposure to commercial sales.
- Mandatory experience in selling commercial shops and offices.
- Proven track record of pre-leased commercial transactions.
- Existing channel partner network in Mumbai, preferably Central & Eastern suburbs.
- Prior exposure to residential sales is essential; experience in mixed-use projects is a plus.
Skills & Competencies
- Strong negotiation and closing skills.
- Excellent understanding of commercial real estate economics (yields, ROI, leasing structures).
- Confident communicator with investors, end-users, and brokers.
- Target-driven, disciplined, and highly organized.
- Dynamic personality with the flexibility to switch between commercial and residential selling.
- Comfortable working in a hands-on, site-based role.
- Also should be well versed with leasing i.e. terms of leave and license agreements
