About the Role
The Senior Manager Maintenance will lead and manage the complete Maintenance & Facilities function for the organization across all QSR outlets, training centres, warehouses, and corporate facilities. The role is responsible for building maintenance systems, leading maintenance strategy, ensuring operational uptime, controlling costs, managing projects, and creating scalable maintenance processes for a growing restaurant business.
This position requires strong leadership, technical expertise, vendor management capabilities, and experience in handling multi-location restaurant operations.
Key Responsibilities
1. Department Leadership & Strategy
- Lead the entire Maintenance & Facilities department across all regions.
- Develop long-term maintenance strategies aligned with business growth plans.
- Build SOPs, maintenance systems, escalation matrices, and reporting structures.
- Create preventive maintenance frameworks for all company assets and infrastructure.
- Drive standardization across all outlets and facilities.
2. Preventive & Predictive Maintenance
- Design and implement preventive maintenance calendars for all outlets.
- Ensure timely servicing and maintenance of:
- Kitchen equipment
- Refrigeration systems
- HVAC systems
- Electrical systems
- Plumbing systems
- Gas pipelines
- Fire & safety equipment
- Introduce predictive maintenance practices to reduce equipment failures.
- Monitor maintenance KPIs and downtime trends.
3. Breakdown & Escalation Management
- Ensure rapid response systems for emergency breakdowns.
- Establish escalation protocols and response timelines.
- Conduct root cause analysis (RCA) for recurring issues.
- Minimize operational downtime across all stores.
4. New Store Opening & Projects
- Lead maintenance support for all new store openings.
- Coordinate equipment installation, utility setup, and technical readiness.
- Work closely with Projects, Operations, SCM, and Vendor teams.
- Oversee renovation, refurbishment, and shutdown projects.
5. Vendor & AMC Management
- Develop and manage a strong network of maintenance vendors and service providers.
- Negotiate AMC contracts and technical service agreements.
- Monitor vendor performance, service quality, and SLA adherence.
- Ensure cost-effective vendor partnerships without compromising operational standards.
6. Budgeting & Cost Optimization
- Prepare annual maintenance budgets and forecasts.
- Control maintenance OPEX and CAPEX.
- Drive cost optimization initiatives without impacting restaurant operations.
- Monitor energy consumption and utility efficiency programs.
- Track maintenance ROI and equipment lifecycle costing.
7. Compliance & Risk Management
- Ensure all outlets comply with:
- Electrical safety norms
- Fire safety standards
- Food safety requirements
- Gas safety protocols
- Statutory maintenance regulations
- Support internal and external audits.
- Maintain compliance documentation and certifications.
8. Asset Management
- Build and maintain centralized asset management systems.
- Monitor equipment lifecycle, replacement planning, and depreciation.
- Ensure proper tracking of maintenance history and asset performance.
- Standardize equipment specifications across stores.
9. Team Management & Capability Building
- Build, lead, and mentor regional maintenance teams.
- Define KRAs, KPIs, and performance review systems for the department.
- Train outlet teams on equipment handling and basic troubleshooting.
- Develop succession planning and capability-building programs.
10. Reporting & Management Reviews
- Present monthly maintenance dashboards to leadership.
- Analyse maintenance trends, recurring failures, and cost reports.
- Drive data-based decision-making for maintenance planning.
- Share business impact reports and improvement plans.

Preferred Qualifications
- Bachelor’s Degree in Mechanical / Electrical / Civil Engineering
- MBA or Facility Management certification preferred
- Certifications in Project Management or Safety preferred
Experience Required
- 10+ years of experience in Maintenance / Engineering / Facilities
- Minimum 5+ years in leadership role handling multi-unit operations
- Experience in QSR, restaurants, hospitality, retail chains, or food manufacturing preferred
- Proven experience in setting up maintenance systems and scaling operations
