Job Title: Senior Manager / AGM – Costing & Budgeting (Real Estate)
Role Overview
Lead the costing and budgeting function for real estate projects, ensuring accurate financial planning, cost control, and profitability. Drive strategic cost optimization and support business decisions across project lifecycle stages.
Key Responsibilities
1. Strategic Cost Planning
- Lead preparation of detailed project budgets (pre-construction to completion)
- Conduct feasibility analysis, cost benchmarking, and investment evaluation
- Provide cost inputs during land acquisition and project planning stage
2. Advanced Cost Estimation
- Review and validate BOQs, rate analysis, and cost plans
- Develop cost models for residential, commercial, and mixed-use developments
- Ensure accuracy in estimation considering market trends and escalation
3. Tendering & Commercial Management
- Oversee tendering process, bid evaluation, and contractor finalization
- Lead commercial negotiations with vendors and contractors
- Establish rate contracts and cost standards
4. Cost Control & Governance
- Monitor project cost vs. budget across multiple projects
- Identify deviations, risks, and implement corrective measures
- Establish cost control systems, SOPs, and reporting frameworks
5. Billing & Contract Management
- Approve contractor bills, variations, and change orders
- Ensure contractual compliance and minimize financial risks
- Work closely with legal and procurement teams
6. Value Engineering & Cost Optimization
- Drive value engineering initiatives across projects
- Recommend alternative materials, designs, and methods for cost efficiency
- Ensure optimal balance between cost, quality, and timelines
7. Financial Reporting & MIS
- Present cost reports, cash flow forecasts, and profitability analysis to management
- Develop dashboards and MIS for real-time cost tracking
- Support audits and financial reviews
8. Team Leadership
- Lead and mentor costing and QS teams
- Coordinate with project, design, procurement, and finance departments
- Ensure skill development and performance management of team members
Required Qualifications
- Bachelor’s Degree in Civil Engineering (mandatory)
- MBA / PG in Construction Management / Finance (preferred)
- 10–18 years of experience in real estate / construction industry
Key Skills
- Expertise in budgeting, cost control, and financial planning
- Strong knowledge of contracts, BOQ, and rate analysis
- Commercial acumen and negotiation skills
- Advanced Excel, ERP (SAP/Oracle), and estimation tools
- Leadership and stakeholder management
Preferred Experience
- High-rise residential / township / commercial developments
- Exposure to large-scale projects (₹100 Cr+ budgets)
- Experience handling multiple projects simultaneously
