Job Summary
The Facility Manager provides full operational and technical oversight for a multi-site federal O&M contract, serving as the primary client Point of Contact. This role leads on-site teams, manages subcontractors, ensures compliance, and oversees maintenance, projects, and reporting for large commercial/government facilities.
Key Responsibilities
- Lead and supervise facility staff (HVAC, electrical, maintenance, custodial)
- Serve as client POC and Quality Control Representative
- Oversee preventive/predictive maintenance, repairs, energy management, and CMMS
- Manage subcontractors, service contracts, and supplies through competitive bidding
- Administer budgets, POs, invoicing, and performance reporting
- Conduct inspections and ensure quality, safety, and compliance
- Manage facility projects, alterations, and capital improvements
- Maintain operating plans, drawings, and system documentation
- Identify energy savings and preventive maintenance improvements
- Respond to after-hours emergencies as needed
Qualifications
- 10+ years O&M experience, including 8+ years in facility management
- Experience managing large commercial or federal facilities (500,000+ sq. ft.)
- Strong CMMS, project management, and subcontractor oversight experience
- Proficiency in Microsoft Office and standard business practices
- Excellent communication, analytical, and leadership skills
- Ability to obtain HSPD-12 federal security clearance
- Preferred: Associate or bachelor’s degree, PMP or FMP, senior mechanical/building engineer certification, OSHA-30, bilingual (English/Spanish)
Work Environment & Physical Requirements
- Frequent walking, standing, climbing, and facility inspections
- Prolonged computer work and document review
- Exposure to noise, temperature extremes, and operational environments
- Salary-exempt position requiring schedule flexibility for emergencies and special events
