1. Position Title
Sales Manager – SUVASA Senior Living
2. Reporting Structure
The Sales Manager will report directly to the Director, Sales and work closely with the CRM, pre-sales, legal, and finance teams, as well as channel partners, to achieve sales targets while ensuring a high standard of customer experience.
3. Job Overview
The Sales Manager is responsible for end-to-end sales for the SUVASA Senior Living project — from lead generation and site visit conversion to booking, agreement execution, and handover. The role requires an understanding of the senior living segment and the ability to build trust with elderly buyers and their families through empathetic, consultative selling.
4. Key Responsibilities
• Achieve monthly, quarterly, and annual sales targets, and manage pricing and inventory release, tracked through % target achieved (units & value) and lead-to-booking conversion ratio.
• Coordinate lead generation campaigns with marketing and onboard/manage channel partners and brokers, measured by lead volume, active channel partners, and walk-in to site-visit ratio.
• Conduct site visits and presentations for prospective residents and families, and maintain accurate lead/sales data in the CRM, reflected in site-visit to booking conversion and CRM data accuracy.
• Negotiate pricing and payment terms and ensure RERA-compliant agreements and documentation, tracked via booking-to-agreement turnaround time and nil compliance/documentation errors.
• Coordinate with the finance team for timely collection of payments as per schedule, measured by collection efficiency (% dues collected on time).
• Guide and review the sales team, and track competitor pricing and market trends, reflected in team target achievement and timely, accurate MIS reporting.
• Coordinate post-booking handover and maintain resident relationships after sale, measured by referral bookings generated and handover turnaround time.
5. Key Skills & Competencies
a. Strong understanding of residential real estate sales
b. RERA compliance, and documentation.
c. Strong negotiation, communication, and relationship-building skills.
d. A warm, empathetic, and patient approach suited to senior citizens and their families.
e. Results-oriented, with the ability to lead and motivate a sales team.
f. Familiarity with senior living/retirement living needs and community concepts.
g. Working knowledge of CRM software, MS Excel, Word, and PowerPoint.
6. Education & Experience
• Bachelor's Degree in any discipline, MBA in Sales & Marketing will be preferred
• Minimum 8 years of experience in real estate sales, with at least three years being in residential real estate sales
• Experience in senior living projects is preferred.
7. Compensation & Benefits
• Annual Salary: commensurate with experience and industry standards, plus performance-linked incentives.
8. Work Location
• Primary Location: Hyderabad, Telangana, India (SUVASA Senior Living project site)
• Travel may be required for sales related activities, including channel partner meetings, promotional events and customer meets
