Job Title: Direct Sales Manager (Closing) – Thane (Residential Sales)
Job Location: Thane (All Project Sites)
Salary Budget: Upto 8–10 LPA (Basis Last Drawn)
Shift: Dayshift – 6 week offs in a month
*Qualifications & Skills:*
● **Education:
Graduate in any discipline; MBA in Sales/Marketing preferred.
● ***Experience:*
3–8 years of experience in Direct Sales Residential / Commercial Projects for Thane Market
*Skills:*
● Strong communication, negotiation, and closing skills.
● Excellent presentation and client handling abilities.
● Ability to work in a target-driven environment.
● Good understanding of the residential real estate market in Thane.
● Experience in handling walk-ins, site visits, and direct sales conversions.
*Position Summary:*
*Direct Sales Manager – Thane role involves driving on-site sales through walk-ins, referrals, and direct lead generation activities. The candidate will be responsible for converting prospects into customers by managing the complete sales cycle and delivering a seamless customer experience.*
*Key Responsibilities:*
*Sales Execution & Client Conversion:*
● Drive sales through walk-in clients, site visits, and direct inquiries.
● Handle end-to-end sales cycle including lead handling, site presentation, negotiation, and closure.
● Conduct site visits and effectively present project offerings to potential buyers.
● Maintain regular follow-ups with prospective customers to ensure conversion.
*Lead Generation & Business Development:*
● Generate leads through referrals, cold calling, and local activations.
● Participate in promotional activities, events, and campaigns to drive footfall.
*Sales Operations & Coordination:*
● Achieve monthly and quarterly sales targets.
● Coordinate with CRM, Legal, and Finance teams for smooth booking and documentation.
● Maintain accurate data of leads, site visits, and closures in CRM.
*What Success Looks Like:*
● Consistent achievement of individual sales targets.
● High walk-in to booking conversion ratio.
● Strong customer engagement and satisfaction.
● Effective handling of site visits leading to closures.
*Who This Role Is Not For:*
● Candidates focused only on backend coordination or non-customer-facing roles.
● Individuals not comfortable with on-ground sales and direct client interaction.
