Job details:
Company Description Pinakin Spaces creates high-end office environments for entrepreneurs, founders, and business leaders who seek premium workspaces aligned with their ambitions. Based in HITEC City, Hyderabad, the company offers luxurious offices that combine sophisticated design, high-end amenities, and a prime business address. Each workspace is crafted to enhance productivity, support business growth, and leave a lasting impression on clients and partners. Pinakin Spaces positions its offices as more than just workplaces, but as experiences that reflect and elevate the success and stature of the organizations that operate there.
THE JOB, PLAINLY
You take a raw enquiry, a founder who filled a form at 11 PM, a GCC admin scouting 40 seats, a walk-in, and you turn it into a signed agreement.
Most days you'll be:
- On the floor. 3–6 site tours a day. This is a walk-the-space role, not a desk job. The space does half the selling; you close the other half.
- On the phone. Qualifying inbound, chasing the ones who went quiet, working your own outbound list.
- With brokers. Hyderabad runs on channel partners. You keep IPC and broker relationships warm so requirements land on your desk first.
- Negotiating. Price holds, term lengths, seat counts, and the "we've seen two other spaces" conversation.
- Closing and handing over. Signed, collected, handed to the Community team so the client's first day is flawless.
- On your numbers. Pipeline, conversion ratio, monthly sales value. You should know all three without being asked.
WHAT YOU OWN
- Monthly sales value. ₹2,00,000/month is the target. Every seat counts at its monthly rent value.
- Your pipeline. Enquiries to tours to proposals to closures. No lead goes cold on your watch.
- Broker and channel network. Build it, feed it, keep it warm.
- Handover quality. The Community team inherits your client. Make that first day perfect.
THE MONEY
Fixed: ₹30,000 per month in hand (₹3.6 lakh per annum, take-home).
We know that's modest.
We'd rather tell you straight than waste your afternoon. Here's the part that isn't modest: commission on the monthly rent value of every seat you close:
- Up to ₹3,00,000 in a month: 5% → about ₹790 per seat
- ₹3,00,001 to ₹5,00,000: 10% → about ₹1,580 per seat
- Above ₹5,00,000: 15% → about ₹2,370 per seat
Our seats are ₹15,800/month. So ₹3,00,000 is roughly 19 seats, and ₹5,00,000 is roughly 32 seats.
Paid monthly. No cap. No "subject to management discretion."
PROOF, NOT PROMISES
Our previous salesperson averaged ₹3–5 lakh of sales value every month. 19 to 32 seats. He was paid on this exact commission table. That worked out to ₹7.2 lakh to ₹9.6 lakh a year.
We're not asking you to believe a projection. We're telling you what the person in this chair already earned.
WHAT THE MONTHS ACTUALLY LOOK LIKE
13 seats (₹2.06L) → 5% → ₹10,270 → ₹40,270 that month → ₹4.83L a year
18 seats (₹2.84L) → 5% → ₹14,220 → ₹44,220 that month → ₹5.31L a year
19 seats (₹3.00L) → 10% → ₹30,020 → ₹60,020 that month → ₹7.20L a year
25 seats (₹3.95L) → 10% → ₹39,500 → ₹69,500 that month → ₹8.34L a year
32 seats (₹5.06L) → 15% → ₹75,840 → ₹1,05,840 that month → ₹12.70L a year
Look at seat 18 and seat 19. Not a typo. Closing one more seat a month takes your annual earnings from ₹5.31L to ₹7.20L — because crossing ₹3,00,000 doubles your commission rate on everything you closed that month.
We built it this way deliberately. We don't want to pay people for showing up. We'd rather pay one person ₹7 lakh than two people ₹4 lakh.
Your fixed salary is reviewed at six months, on performance, not tenure.
