About the Role
The Senior Business Manager owns the operational, financial, and people performance of The Nine, a new, highly amenitized mixed-income 4D, Class A 304-unit community in St. Paul. You will lead a strong on-site team, drive NOI and occupancy, manage compliance with precision, and deliver a best-in-class resident experience in a vibrant, diverse community. The Nine at Lexington Station is gorgeous, it leased up in just a year, and is impressive by any standard.
This position reports to the Regional Property Manager and oversees an on-site team of leasing, maintenance, and compliance professionals.
Key Responsibilities
- Operational and Financial Performance: Own the budget, NOI, rent growth, variance analysis, and reporting accuracy.
- Revenue and Occupancy: Hit or exceed occupancy, collections, and renewal targets through pricing discipline, reputation management, and execution.
- Team Leadership and Accountability: Lead, coach, and hold the on-site team to clear performance standards in a structured environment with occasional chaos.
- Compliance and Asset Integrity: Pass audits cleanly, maintain Fair Housing and 4D/affordable compliance, and keep the asset immaculate, safe, and company-standard.

- Base salary $85,000 to $105,000 DOQ, plus a very generous performance-based bonus.

Schedule and Working Conditions
- Full-time, typically Monday through Friday with periodic evening and weekend events or lease-up activity
- Essential functions include walking the property daily (interior and exterior), navigating stairs, and occasional lifting up to 25 pounds
