We are looking for a Experienced Maintenance Technician who takes genuine pride in the quality of their work and has the technical depth to back it up.
The Role
This is a senior-level, hands-on technical role with broad system responsibility and real ownership over quality outcomes. You will serve as the technical anchor for your assigned property — diagnosing and resolving complex mechanical issues, maintaining building systems to a high standard, and ensuring that work is completed correctly the first time.
You will also be the standard-setter on site — for safety, for quality, and for how the work gets done.
What You'll Do
Technical Diagnosis and System Maintenance
- Lead advanced troubleshooting and repair of HVAC, plumbing, electrical, and building control systems.
- Diagnose and repair mechanical, irrigation, and security access systems.
- Implement and maintain preventive maintenance programs for all building systems.
- Support long-term capital planning through accurate condition reporting and proactive identification of system issues.
- Maintain organized inventory of tools, parts, and supplies; recommend cost-efficient solutions based on operational experience.
Repairs and Unit Readiness
- Perform repairs and adjustments across appliances, carpentry, drywall, cabinetry, and doors.
- Support unit turns with painting, cleaning, and repairs to maintain move-in quality standards.
- Execute all work to a finished standard — not just functional, but right.
Vendor Oversight
- Coordinate and oversee vendor performance: scheduling, quality checks, and follow-up documentation.
- Hold outside contractors to the same standard you hold your own work.
Site Leadership and Mentorship
- Guide and mentor junior technicians on safety protocols, quality standards, and technical best practices.
- Serve as the on-site technical reference point for property management and maintenance staff.
- Respond to on-call emergencies after hours and on weekends as part of a scheduled rotation.
- Maintain property grounds including snow removal and seasonal landscaping.
- Communicate professionally and accurately with residents, property managers, and vendors.

Requirements
Requirements
- Minimum 3 years of multifamily maintenance experience with strong working knowledge of HVAC, plumbing, and electrical systems.
- HVAC/EPA certification required; CPO and Boiler License strongly preferred.
- Proficient with hand tools, power tools, meters, and gauges.
- Valid driver's license, reliable vehicle, and current insurance.
- Comfortable with technology — Yardi or comparable work order management systems.
- A professional who takes ownership of outcomes, holds a high personal quality standard, and does not need to be checked on to deliver consistent results.
Physical Requirements
- Ability to safely lift and move 20–70 lbs regularly, with heavier lifts as needed.
- Comfortable working at heights, on ladders, and in confined spaces.
- Able to work indoors and outdoors across all Minnesota seasons.
